LAND USE DATA:
Located at Boardwalk/Breakwater
Proposed church site and 32 units on 8 acres (units a continuation of Harmony Cove).
COMMENTS:
1. All exterior portions of the first story of all structures must be
within 150 feet of fire equipment access points.
2. Parking/landscaping requirements must be met.
3. New storm drainage reports must be submitted.
4. Adequate turning radii for fire equipment must be provided in private
drives.
5. Water service disconnections will be necessary. Sewer abandonments
may also be needed.
6. Applicant should evaluate need for access drive across front of the
church site.

Existing water lines will need to be abandoned at the cross in Breakwater Drive.
Manhole inverts will have to be rebuilt where lines are rerouted or abandoned.
$1553.88 will be assessed for the Warren Lake Trunk Sewer Repay (the amount
due from the 12 units originally platted on this property.)

Dear Bob,
Staff has reviewed the Landings PUD, 3rd Replat, 4th Filing Final and
has the following comments:
1. Total area of tract should be noted within tract.
2. A repay for the Warren Lake Trunk Sewer will be assessed to the
property.
3. Ditch company must review building and landscape plans. A note
specifying this is to be added to the Dlat.
4. Existing ROW and easements are to be vacated.
5. Are access easements for the fire department needed?
This item is scheduled to be considered at the December 19, 1983 P & Z
Board meeting. Revised plans addressing the above comments are to be
submitted to the Planning office on Monday, December 5. Reductions
(81," X 11") of the plat are to be submitted on December 12. Signed
mylars are to be submitted on December 19, 1983.
