IT E M : Revisions to The Jetty PUD
APPLICANT: Cathy Chianese, Osprey, Inc., 155 Boardwalk, Fort Collins, CO 80525
LAND USE DATA: 60 cluster single family hones and two acre office site on
14 acres, located on the northeast corner of Landings Drive
and Boardwalk Drive.
COMMENTS:
1. Light and Power requests a utility coordination meeting to discuss
accommodating all the necessary easements for the site.
2. The existing sewer and water service stubs should be used or abandoned;
there may be repays owed for sewer services.
3. If the previous plan was filed, existing easements will have to be
vacated.
4. On -site detention of storm water is required.
5. The conceptual design presented at the meeting had an "eyebrow" in the
street. These are strongly discouraged.
6. A traffic impact study is to be prepared for this project. Access to
the office site by way of curb cuts will be difficult from Landings but
may work from Boardwalk. A possibility may be to provide secondary
access from "Jetty Drive." This drive should be a public street.
7. The fire authority may trade access and/or other requirements for
residential sprinkling of the structures.
8. This site will need to be replatted.
9. A neighborhood meeting is required for this project.
10. Previous superblock plans for this area support residential uses east
of JFK Parkway and office/commercial uses west of the parkway. Staff
would encourage the entire site to be residential and would discourage
the proposed office use.
11. The loss of open space from the previous plan is a concern to the
staff. Clustering of structures with open space is strongly encouraged.
Previous proposals in the area have generated interest in preserving
view corridors by neighboring residents. This should be taken into
account with this proposal.

Re: The Jetty POD Final (Case $74-858)
Dear Cathy:
Staff has reviewed the above -referenced project and offers the following
comments:
1. Please show the distance of each envelope to property lines unless the
setback is zero or unless it is stated as "typical."
2. Public access and utility easements need to be identified on the plat.
3. For each cluster there needs to be a traffic directional sign
indicating addresses within the cluster. These signs are not to exceed
four square feet, in area per face.
4. For your information, the Warren Lake Trunk Sewer Repay will be
assessed on this property.
5. An updated soils report needs to be submitted. The street
specifications and design criteria have been changed since 1982.
6. Tract A should be left out of the final plat.
7. Please show street dimensions on the site plan.
8. Sidewalks must meet City standards,
9. The 90 degree intersection (Jetty Drive at Jetty Lane) needs a closer
look. Attempts should be made to lines up center lines and refine sidewalk
and curb treatment.
10. A sidewalk should be installed along the southwest side of the public
street along with the curb and gutter.

11. The residential fire sprinkler requirement needs to appear on legal
ownership documents to ensure that all buildings will be covered. The fire
authority requests that you work with them and perhaps the City Attorney's
Office to come up with the appropriate language and document.
12. All utility comments were presented to Brian Shear at the utility
coordination meeting of January 9th.
13. The preliminary plan was approved on the condition that landscaping be
clarified and with a Board comment that the applicant intensify landscaping
and explore varying setbacks along the canal easement. As the setbacks
have not varied, landscaping needs to be intensified, especially along the
canal easement. Staff also urges you to consider:
a. Native shrubbery along the canal in addition to the proposed
grasses.
b. Foundation plantings along the buildings facing the public streets.
c. Low fencing in addition to evergreens at the ends of the private
drives for additional screening.
Revisions addressing these comments are due in this office by February 5,
1986 at noon. PMT's, colored renderings and ten copies of the applicable
plans are due in this office by February 12, 1986 at noon. Final documents
are due by February 20, 1986. A meeting should be scheduled at your
conveneince to discuss these comments. If I can be of further assistance
