Re: Preliminary Drainage Report for The Ridge at The Landings
. _ ......... .
Dear Curt:
The purpose of this letter is to present the preliminary drainage
plan for The Ridge at The Landings for your approval.
The Ridge is a triangularly -shaped site that falls from a high ridge
near the center toward the north and south. The drainage scheme is
to collect storm water usinq swales located near the upstream edge
of Larimer Canal No. 2 in conjunction with a storm sewer to concen-
trate the flow near the eastern boundary.
The total major storm flow at this point measures 30 cfs. It will
discharge under Larimer County Canal No. 2 by a 30-inch diameter
reinforced concrete pipe. An open ditch will then carry the runoff
through Landings IV to Harmony Reservoir. Detention requirements
for the site will be transferred to Harmony Reservoir. The reservoir
can accept this detention volume without flooding neighboring
residences provided the normal operating elevation is set correctly.
Because of topographic restrictions, 6 to 7 dwelling units will not
drain into Harmony Reservoir but will empty directly into Larimer
County Canal No. 2. Approximately 80 percent of the total area will
drain to Harmony Reservoir.
The conceptual drainage plan utilizes the natural topography as much
as possible in providing a low cost, workable method for draining
storm water. A more detailed design will be provided for final sub-
mittal of the project. If you have any questions, please feel free
to contact our office.

Dear Bib:
This I:,Lter is intended to address the drainage of Landings IV replat
as q"hiitled ii F-hruary 19, 1D80. T'ne changes d-_pitted on the replat
are ❑ i or bo.,ndary al i gments and redesign of internal cull -de -sacs.
A Masn r Herr Draina,,e Report for the Landings PUD was done by this
office in early 1979. This report encompassed the Landings IV PUD
which Lscribad L`= method, by ahic`i storn drai rage would be accoi iodated.
Basically, vorn ,no'f uo ld n collacted and flow overland, as well
as in=over_d pipe. to Har-finny Res_r✓oir Man wit ,erve as a datention
basin of a ! I of the Iapdi'os. Sheet 1 of 1, which is attached,
presv.=.ts the drainage hask s and the nears by which each will entity
into Ji rmony Reservoir.
The changes shown on Landi qs IV replat do not altar the drainage design
as comile-ted irn,j0U. hasks will remain unchanged and not
aII- r he sub -bask `lows. Storm runoff from the Jetty PUD whit; is
up -basin Iram Landings IV is accommodated by a 36-inch diameter RCP
and nns alon; Low ed:,;,. or landings IV replat. This is in accordance
with tie Mast-r Draiiagv Piar and .will not adversely affect the
Landings IV replat.

I have reviewed your correspondence of February 19, 1980 regarding
the revised pLattinq of Landings IV and have the following question.
The Tandinqs P.U.D. roaster Drainage Plan shows a larger area that
will contribute to Harmony Reservoir. The area in question is
area 3 of the report, as COmppared to the Jetty. Will these flows
be directed toward another area?
Also, the flows shown in your correspondence do not corrvare with
those in The Landings P.U.D. Master Drainage Plan.
As soon as possible I would like to meet with you regarding the above.
Sincerely,

Dear ;3ou:
I wis'i to address the concerns you raised in a letter to 3nb Lenz of
this A ic_e. dated February 26, 1900. The thrust of 3ob's letter,
coverin Landings I/ renlv!, was that the replat did not cnan_ce the
previ)u,ly approved draina-e pattern. Sheet I of I submitted with that
letter of the 11th was prepared as an appendix for the Jetty drainage
report. We apolo"ix_e for the confusion the carlf release of this appendix
apparently caused.
You were concerned over the discr, pency between tie Armory basin shown
in t'n, "taster Plan; and shna t 1 of 1. The :"faster Plan was an analysis
of colplenly developed basin and considered flow paths possible only
with drainage ioprovemenLs. The Jetty r,ort SInWS the drainage has iI for
Narmoiy Reservior to the current stag of clan min, At pressnt othsr
ups'r -a lands, harts of =gees 2 and 3, do not dl,char_, Kto Harmony.
The difference in basin size you noted is due, than, to the development
status of basin. The Master Plan shows one alternate for ulti, mate
&v 1 vprlent. darn-ony Re,rvior Drainane Basin l I°` sheet 1 of 1, slows
t 'h- 634in at its current In qi:n,- ,ta"r We aisn wish to point o.rt that
the eltlmato draina.e ;at 1 _.rr for this area rests more on economic trade-
offs .)o1weeu the Ave lovers than it does on our master drainage plan.
You also mentioned the comparison of the flows in the Master Plan 00
those r,, th,, ianuony 'lcs rvior shoot. The Master Plan ,.sea Airpitch
ti n con/ehtration and a C,iIST of 0.30, where the no re recent plan use
the Overland Flow tine of concentration and a CHIST of 0,20.
If this letter, along with the Jetty Drainalu Report, does not clarify the
situation please contact me by phone and I will met with you.
