Dear Ed,
Staff has reviewed your documents for Greenbrier Village P.D.D.,
Fourth Filing - Preliminary that were submitted on December 6,
1993, and would like to offer the following comments:
1. Public service Company has indicated that easement widths must
be shown on the final plat. Fencing along Willox Lane must be
located south of the existing PSCo 4" gas main at all times.
PSCo has an existing 19' wide utility easement adjacent to the
southerly right-of-way of Willox Lane.
2. The street, name for the cul-de-sac must not duplicate existing
street names in the City of Fort Collins or in the fire
district.
3. An additional fire hydrant must be provided at the east end of
the cul-de-sac.
4. A copy of the comments received from the Engineering
Department: is attached to this letter.
5. Two red -lined Preliminary Site & Landscape Plans with Planning
comments are being forwarded to you with this letter. These
plans mush be returned to the Planning Department with your
revisions..
6. A 5' wide detached sidewalk is required along Willox Lane.
Also, additional right-of-way may be required for Willox Lane.
This complete:: the review comments at this time. Additional
comments may be forthcoming as the various departments and
reviewing agencies continue to review this request. Please be aware
of the followirLaa dates and deadlines to assure your ability to stay
on schedule for the January 24, 1993 Planning and Zoning Board

Plan revisions are due January 5, 1994. Please contact me for the
number of ceded revisions required for each document.
PMT's, renderings, and 8 folded copies of final revisions (for the
Planning and Zoning Board packets) are due January 18, 1994.
Final documents (including the signed development agreement,
applicable mylars and utility plans) are due January 21, 1994.

Staff has reviewed your documents for the Greenbriar Village
P.U.D., Fourth Filing - Final that were submitted on March 7, 1994,
and would like to offer the following comments:
1. The comments received from Public Service Company (PSC) are as
follows:
a. Bullrush Court in Greenbriar Village, Fourth Filing could
easily be confused with Bulrush Court in the Upper Meadow
at Miramont, Second Filing. Greenbriar should change the
street name to eliminate confusion.
b. Fencing along Willox Lane must be located a minimum of 3'
south of existing PSC 4" gas main so that PSC will have
access to the main at all times. This includes the
corners at the intersections of Willox/Bayberry and
Willox/Redwood.
C. A 31' wide strip west of and adjacent to Redwood Street
should be dedicated as a utility easement.
2. A copy of the comments received from U.S. West is attached to
this letter.
3. The Post Office has asked that an alternative name be selected
for Bullrush Court. This name is already being used in Fort
Collins.
4. The Platte River Power Authority has stated that they do not
have any facilities in this area.
5. The Zoning Department has stated that Note #5 on the Final
Site & Landscape Plan should be deleted. Signage is now
regulated by the City's Zoning Code.
6. The Mapping and Drafting Department has indicated that the
outer boundary monuments must be described on the subdivision
plat.

7. The Light & Power Department's planned street light locations
are shown on a red -lined Landscape Plan (enclosed). The tree
locations should meet the required street light/street tree
separation standards.
8. The fire hydrants should be shown on the Site Plan. Hydrants
must be located within 400' of all dwellings and be capable of
delivering 1,000 gallons per minute, with 20 pounds per square
inch of residual pressure.
9. The Engineering Department's comments are as follows:
a. No soils report was submitted. Please submit a report
that includes a pavement design.
b. The design/scope of the plans for this filing is all
based on the Greenbriar Village P.U.D., Second Filing
being constructed. If the Second filing does not go in
prior to this developer wanting to start work, the plans
will need to be modified to include improvements
necessary to build this filing as a stand-alone.

10. The Site Plan should more clearly show the sidewalk connection
from the cul-de-sac to Redwood Street. The cul-de-sac planting
detail shows the sidewalk but the Site Plan is vague.
11. Parkland fees of $779 per dwelling unit will apply to this
request and will be collected at the time of issuance of
building permits.
12. The Water./Wastewater Departments comments are shown on a red -
lined Landscape Plan (enclosed).
This completes the review comments at this time. Additional
comments may be forthcoming as the various departments and
reviewing agencies continue to review this request. Please be aware
of the following dates and deadlines to assure your ability to stay
on schedule for the April 25, 1994 Planning and Zoning Board
hearing:
Plan revisions are due April 6, 1994. Please contact me for the
number of folded revisions required for each document.
PMT1s, renderings, and 8 folded copies of final revisions (for the
Planning and :Zoning Hoard packets) are due by 3:00 p.m. on April
18, 1994.
