Box 7483 Loveland, CO 80537 RE: Road Damage on County Road 32 West of County Road 11 Dear Dwayne: It recently came to my attention that road damage is occurring at the location noted above. It is apparent that this is a result of the road and culvert improvements for Greenstone Development. The construction vehicles are maneuvering around the "Road Closed" barricades and damaging the asphalt surface. The damage is not significant at this time, but is bound to get worse before the project is completed. It is our expectation that you include repairs to these areas as part of the overall construction. If you would like to discuss this matter, you can contact me at 498-5709. College Fort Collins, Co 80524 Dear Mr. Stoner: In regards to the Greenstone Phase 2 utility plan revision currently in the City of Fort Collins Development Review office for approval, approval can not be given for construction of a permanent cul-de-sac: until a right-of-way dedication for the permanent cul-de-sac is received. The filed plat shows the north end of Silver Moon Lane to be a temporary cul-de-sac easement with a possible future extension (see attached copy of this section of the plat). A revision made to the utility plans on June 16, 1994 indicates that the cul-de-sac is to become a permanent feature_ This requires the area occupied by the cul-de-sac not already dedicated as right-of-way to be dedicated by separate deed. See the attached sample of a deed of dedication for right-of- way for proper language needed. In addition a 15 foot or 10 foot utility easement shall be provided around the cul-de-sac for utility use as it is provided along the rest of the street. This requires a separate filling of a deed of dedication for easement (see attached copy). Both deeds of dedication require a legal description of the area(s) to be dedicated. Building permits and/or certificates of occupancy will be held on Lots 65 and 66 until these dedications are filled.
