Re: Green Ridge at SouthRidge Greens, Tract J.
Dear Phil:
We have reviewed the preliminary site plan for Green Ridge at
SouthRidge Greens. The plan conforms to the master drainage plan
for the project.
Because of its proximity to Fossil Creek the runoff time of
concentration is short in comparison to the time to peak of the
Fossil. Creek hydrograph. There is therefore no advantage in
detaining on -site. We request a variance from normal detention
requirements to discharge undetained from the site.
We have not identified any features on the site plan that will
preclude safe handling of storm runoff.

Dear Dave:
Staff has reviewed the Greenridge at Southridge Greens PUD, final and has
the following comments:
1. Indicate all sidewalks on public streets.
2. Outlets and notes on the site plan do not correspond with that of plat.
3. Indicate location of "No Parking" signs on one side of Greenridge Circle.
4. According to City sign code, the maximum size for the ID sign is 35 square
feet and not 40 square feet.
5. Indicate locationof fences permitted on lots.
6. Provide certification of fire flows.
7. Emergency access road must be completed before construction begins.
8. Staff continues to question the ability to construct units on Lots 26 and 31.
Revised plans addressing the above comments are to be submitted to the planning
office by Wednesday, May 9, 1984. On Monday, May 14, 1984, 81z"xll" reductions
of plans are to be submitted. Due to the Memorial Day holiday, the Planning
and Zoning Board meeting will be held Wednesday, May 30, 1984, at 6:30 p.m.

Dear Mr. McCarry:
Staff has reviewed the Greenridge at Southridge Greens PUD, preliminary and
has the following comments:
1. Adequate ROW for public streets is not provided.
2. Are double frontage lots desirable?
3. Water lines within project are to be looped.
4. Sidewalks are required on public streets.
5. How will the 20 foot drainage easement through lot 21 be handled, i.e.,
landscaping, fencing?
6. Easement will be required for drainage way and sewer line.
7. Emergency access requirements have not been met. Staff questions whether
the "natural drainage amenity" and the emergency vehicle access easement
are in conflict.
8. If building envelopes are not indicated, then R-L zoning requirements will
govern building construction on each lot.
9. Access to the south is to be provided.
10. Submit a plat at time of final review.
11. All signs must comply with the City's sign code.
12. Public Service Company prohibits the planting of trees or shrubs within
5 feet of gas lines.

Dear Bonnie,
The District has reviewed the above mentioned project and submits the following:
1) Signature blocks are to be on all sheets
2) A valve is to be located on the south side of the tee at the north
intersection of Southridge Greens Boulevard and Creenridge Circle
3) The consulting engineer is to discuss the possible alternatives of
the clear distance of the water line, sanitary sewer line, and the
storm sewer on sheet 4 of 11 with the District.
4) Correct manhole detail, sheet 10 of 11, to use rem—nek at shiplap
joints, and grout inside.

Staff has reviewed the Riverside Shopping Center Subdivision, final, and has
the following comments:
1. Indicate all drainage easements on the plat.
2. Indicate total ROW widths of Riverside and Lemay Avenues on the plat.
3. Indicate 20 foot non -vehicular access easement adjacent to Riverside and
Lemay Avenues ROW and location of City -approved curb cuts.
4. Indicate cul-de-sac ROW at the end of 27 foot street.
5. The 27 foot wide street at south boundary is to be dedicated on plat.
A revised plat addressing the above comments is to be submitted to the planning
office by Wednesday, May 9, 1984. An 81z"xll" reduction of the plat and 10 copies
of the revised plan are to be submitted by Monday, May 14, 1984. Due to the
Memorial Day holiday, the Planning and Zoning Board meeting will be held Wednesday,
May 30, 1984, at 6:30 p.m.

Staff has reviewed the Amendment to the Fairbrooke Master Plan and Fairbrooke
Subdivision, Tract E, preliminary and final, and has the following comments:
1. The subdivision plat needs to be redrawn to City standards.
2. Remove "eyebrows" from public streets.
3. Street names are to be changed due to a duplication and according to City
standards.
4. City subdivision ordinance prohibits double frontage lots. Therefore,
item should be resubmitted as a PUD. Enclosed is an example of a single
family lot PUD for reference. Staff will prepare necessary point charts.
5. The landscape/walk area along Hampshire Drive is to be included on the
site plan (i.e., width of walk and landscaping).
Revised plans addressing the above comments are to be submitted to the planning
office by Wednesday, May 9, 1984. On Monday, May 14, 1984, 81z"xll" reductions
