Box 580 Fort Collins, CO 8052 ATTN: Mr. Bob Smith n n rj i S 3' RE: Glenwood Commons P.U.D. - Storm Drainage Dear Bob: This letter summarizes the approach M & I, Inc. has taken in devel- oping a feasible Storm Drainage Plan for the Glenwood Commons P.U.D. The grading and drainage plan was developed to confirm with the City of Fort Collins Drainage Criteria. The site has a substantial amount of trees and foliage. To preserve these amenities for landscaping purposes existing elevations were maintained wherever possible. The site will utilize parking lot detention. Detention volume of the two detention areas amounts to 0.25 AC -FT. which facilitates the required capacity of 0.24 AC -FT. The detention areas will outfall into a pipe system which will carry the runoff northward and eventually empty in the storm drainage system on CSU's property. Outfall. from these areas will be restricted to the two year historic outfall by means of a "Hydrobrake".This device (see attached brochure) has received nationwide acclaim as a means of limiting outfall flow to maximize the storm drainage system capacity. It has no moving parts and requires virtually no maintenance. I have enclosed the corresponding drainage calculations regarding the conclusions of this report. BOX 580, FORT COLLINS, COLORADO 80522 PH (303) 484-4220 At our April 3, 1,981 meeting concerning Glenwood Commons, the following items were resolved: 1. The entrance drive from Shields Street to the parking area would be reduced to a width of 14-feet. The centerline of this curb cut shall align with the centerline of Springfield Drive. The 50-foot setback of parking from Shields Street would be maintained. I have checked with the Fire Authority and the above reduced width would be acceptable. 2. The applicant agreed to include in the Subdivision Agreement that in return for a future curb cut to Pitkin Street to the north, that the curb cut to Shields Street would be redesigned at that time as an egress -only situation. Collins, CO 80522 ATTN: Bob Smith RE: Glenwood Commons Storm Drainage Design Dear Bob: I am submitting this letter as a variance request regarding the storm drain pipe sizing for the Glenwood Commons P.U.D. It is our recommend- ation that a 12" RCP be used under the proposed parlsing area to pipe runoff northward. We feel 12" pipe will be adequate in this instance because: 1. The developer will maintain the installation. 2. Lower piping cost. 3. Lower hydro -brake cost since this cost is directly dependent on pipe diameter.
