Sir:
In response to the preliminary plats sent us on May 16th,
Public Service Company of Colorado requests that six (6)
foot minimum width utility easements for possible use for
installation and maintenance of natural gas mains be platted
immediately adjacent to all street right-of-way lines on both
sides of all dedicated streets and roadways in the following
subdivisions:
L•(1)
(2) McClelland Commercial Plaza
(3) lume .U.D. 3
In addition, for the replat of Lots 13,14,15,16, and 18 of
Golden Meadows Business Center, it is required that the six
(6) foot easement adjacent to Innovation Drive through Lots
16 and 15 and the North twenty (20) feet of Lot 14 from the
original plat be retained since there is an existing natural
gas main in this easement. (SEE ATTACHED COPY OF REPLAT.)
Also, for the Prospect-Lemay Office Park P.U.D., it is
requested that a fifteen (15) foot wide easement be platted
around the perimeter of the project.
Please see attached sheets for additional comments on
subdivisons up for final approval.

Dear Morey,
We will try to put the subdivision plat together if we can accomplish the
followin.
1. Ch the name of the subdivision to BOARDWALK C01VERCIAL PLAZA.
2. Establish a repa7 agreement on that portion of Boardwalk.
3. See or receive a copy of signed contract with Barker, hopefully with
a completion date,
4. Be certain that there is no pa7ment required to hook onto sewer and
water at our south property line.
Review plat after notation that storm sewer is to be installed by others.
6. Have utilit,r plans signed by engineering.
7. Receive $5,000.00 credit for Boardwalk easement.
_8. The Handy Whitman Index not to show mope than 90 increase for last year.
9. The other items we talked about as to our repayment terms.
10. Any other items that mijht be necessary for us to do so that we are
able to start construction of roads and utilities, when we desire to.

Add paragraph F. Sewer line in Mason street may dead end at the North
property line of subject property if the sewer line coming from the
north has not been installed at time this propert.7 develops, however
such lots that utilize this portion of sewer line cannot be built on.
Paragraph B in section 3 add, Streets will not become open to public
use or access until they are accepted by the City.

To Whom It May Concern:
The intent of this letter is to inform you that the public improvements and special conditions as specified in
the Subdivision Agreement ( as it pertains to this development) for the Garth Commercial Plaza
Development, dated April 29, 1980 and the Development Agreement for the Ramada Limited Suites
Planned Unit Development, dated November 29, 1996, have been completed and accepted by the City.
However, this acceptance does not relieve the owner of its obligation for repair and maintenance of the
special pavement surfacing related to City owner utilities, and maintenance of the storm water drainage
system as specified in the Development Agreement.
