Percept as otherwise herein specificalI; agreed, the DeveJoper agrees to install and pay for all utility Lines, storm drninngc facilities, streets and other municipal facilities necessary to serve the lands described on Exhibit A °. Electric Lines and Facdl.h ies. The City Light- and Power Department shall install. all electric distribution ]_ines and facilities required for the subject proport5 and the Developer shall pay for such work in accordance with the established char},cs of the Light nnrd Power Dclrnrlmont. Such installation shallinclude all street Lights required for the devolopmrnt. 3. Drainacr FaclLities. Developer agrees to controlstorm runoff and drainage in such a fashion so ns to assure that the health, safety, woLfaro, and property of the City and citizens is snf.cquarded and protected. 4. Streets. a. The Developer agrees to repair all streets damaged during construction or open --cut to install. utility service lines to the property. b. The repair of all streets shall be inspected by the Engineering Services Department of the City and subject to such department's approval. Developer agrees to correct any deficiencies in such repair in order to meet the requirements of said department. 5. Sidewalks. a. The Developer ngrees to construct a 4-footwide sidewalk adjacent to the existing curb and Futter for the entire frontage of said land. Said sidewalk shall. he constricted in accni.-dance with the standard specifirrtions of the City on file in the office of the City Engineer relating to such construction. In, The installation of all sidewalks shalt be inspected by the Hngineeri.ng Servicon Department of the City and suhIm to such department's approval.. Developer agrees to correct any deficiencies in swin installation in order to meet the requirements of said department. 6. Curb cuts. The Developer agrees that if a curb cnt is desired, he shall Obtain a permit for said rurb cut from the City Engineer, in accordance with the City Code. This agreement shallbe binding upon the parties hereto, their heirs, personal representalives and nssigns.
