Item 1: The developers of the lot strive to build a
building to house young couples or small
families. The units proposed will be rented
at compatible market rates for the area.
Item 2: Impacts of proposed density - the 4 units
proposed to be built on the lot will have
a total of twelve offstreet parking spaces
which is three spaces per unit plus the area
of 77'12 foot frontage on the property - more
than enough for the units proposed.
Item 3: The building is designed to fit in with the
surrounding building architecture by the use
of wood lap siding, fences, patios, decks,

Enclosed please find the information you requested at the neighborhood
meeting of December 2, 1985 regarding a proposed four-plex at 817 Sycamore
Street. The list of affected property owners has been amended to show the
name you requested added to the list. I apologize for this omission.
The map showing the canal location is approximate and was traced onto the
existing plat from older maps. The Engineering staff may request the
applicant have the canal surveyed to ascertain its exact location.

On December 2, 1985 from 7 to 9 p.m. in the CIC Room, New City Hall, the
staff of the Community Development Depart• -gent, f-ity of Fort Collins, held a
neighborhood information meeting to discuss a proposed four-plex on the
vacant lot at 817 Sycamore Street. Representing the project were Rill
Rogers, Phil Millard, David Stytz and Janice Stytz. Steve Ryder, City
Planner facilitated the meeting. Five neighborhood residents attended the
meeting.
Bill Rogers presented a proposal for four units in one building with
parking for 12 cars (including a four car garage). The building would
consist of a lowered foundation, an existing structure moved onto the site,
and additional construction.
Neighborhood residents concerns were:
1. There is an underground irrigation ditch which runs on or near the
property. This ditch needs to be located and may affect development on
the property.
2. The structure needs to be compatible with existing buildings in t'ne
neighborhood in terms of size, construction materials and design.
3. This lot was at one time to be designated as a park. Records need to
be checked to see if it was ever dedicated to the City as a park.
4. Traffic in the alley was a concern. The alleys in this area are very
narrow and traffic should be restricted to only what is necessary. if
access to parking areas for this development is taken from the alleys, they
should be improved so dust can be controlled.
5. As these units are to be rented, concerns were expressed as to what
type of people would be living in the four-olex. Mould these units he
rented to low income families or part of the low income housing run by the
City?
6. The residents want to ma'<e sure their neighborhood maintains its
intearity. It is a very good place to live and it should not he degraded
in any '.ray.
