EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS: That the undersigned Leo J. Schuster,
P esident, Progessive Living Structures, Inc., a Colorado corporation, being
the owners of the following described land, to -wit:
Tract 4, Casa Grande P.U.D., being a replat of all of Wagon Wheel Filing No. 3,
located in the Southeast quarter of Section 27, Township 7 North, Range 69 West
of the 6th Principal Meridian, City of Fort Collins, County of Larimer, State
of Colorado;
do hereby dedicate, transfer and convey to the City of Fort Collins, Colorado,
for public use forever a permanent 20 foot wide easement for drainage in the
City of Fort Collins, County of Larimer, State of Colorado, more particularly
described as follows:
A. tract of land located in Casa Grande P.U.D. being a repiai of all of wagon
Wheel Filing No. 3, located in the Southeast corner of Section 27, Township 7
North, Range 69 West of the 6th Principal Meridian, City of Fort Collins,
County of Larimer State of Colorado as recorded in Book 8700 , Page 5669 ,
Reception No. 8k05669 ; Commencing at the Southeast corner of Tract 4
of said Casa Grande P.U.D. and considering the east line thereof to bear North
00' 03' 55" East with all bearings contained herein relative thereto; thence
along said East line North 00' 03' 55" East, 400.00 feet; thence North 89' 40'
04" West, 20.00 feet; thence South 00' 03' 55" West, 400.00 feet to the South
line of said Tract 4; thence along said South line South 89° 40' 04" East,
20.00 feet to the True Point of Beginning. Said tract of land contains 8,000
square feet more or less and is subject to any easements of record or that may
now exist on said tract.
It is understood by the undersigned that, by acceptance of this dedication, the
City of Fort Collins will not accept the duty of main;enan of such easement.Witness our h man als this /% day of � A.D., 1987.
