The English Ranch South ODP is a 59.5 acre parcel that sits just south of the existing single
family subdivision called English Ranch. The property is bounded by County Road 9 on the east,
the proposed Hyundai site on the south, and Sunstone Village on the west.
Vehicular access is gained from County Road 9, Sunstone Drive, Kingsley Drive, and Kentford
Drive. Kingsley Drive will continue as a collector to the south boundary of this proposal.
A combination of densities for this project has been achieved by providing single family, patio
homes and multi -family uses. The densities range from 3.14 du./ac. To 6.75 du./ac. With an
overall net density of 4.35 du./ac. This mix of densities is supported by the Land Use Policies
Plan:
Policy 75 Residential areas should provide for a mix of housing densities.
Policy 79 a. Which have easy access to existing or planned neighborhood and
regional/community shopping centers. (Tower shops/planned neighborhood
center at southwest corner of Harmony and County Road 9)
b. Which have easy access to major employment centers. (Hewlett Packard)
C. Within walking distance to an existing or planned elementary school.
(Linton School)
d. With walking distance to an existing or planned neighborhood park and
within easy access to a community park. (Proposed neighborhood park)
e. In which a collector street affords the primary access.
In addition, a 2.7 acre parcel has been reserved for a neighborhood park site, adjacent to a 5.47
acre site. In the Land Use Policies Plan, Policy 95 Neighborhood Parks:
a. A neighborhood park(s) should be provided in every square mile section of
the City that is predominantly residential (Rev. 3/90).
b. Neighborhood parks should be centrally located within the square mile
section with streets on at least two sides for access purposes.
C. Primary access to a neighborhood park should be by collector streets.
d. This size, number and location of neighborhood parks should be directly
related to the population of the square mile section.
This site is currently zoned EP and this ODP submittal is combined with a request to rezone the
property to RLP.
