Should review fire codes for guidance on provision of sprinkling systems. 2. Storm drainage plans must be provided. 3. Any damage to curb or sidewalk will be replaced by applicant. 4. Would recommend that the applicant follow the variance procedure before the Zoning Board of Appeals and R-ir1 iuiti-F.: use request process before tale Planning and Zoning Board. Variance request will include lot area and lot width. PUD procedure is not recommended. 5. The variances that will need -to be granted include minimum area of lot. The applicant should carefully review the requirements of the RM, Medium Density Residential District. All applications for variance requests are handled through Pete Barnes, Zoning Administrator. 2. Drainage in this area is already a problem as there is no control of runoff to Spring Creek. This has caused erosion problems in Edora Park. Certain additional offsite storm drainage improvements will be required if detention variance is approved. 3. The site plan should indicate the type of curb, gutter and walk currently at the site. A note should be added on plan that any damage to existing curb, gutter and sidewalk from construction traffic will be repaired by the owner. 4. The driveways should be designed as City standard curb cuts. 5. The building elevations should indicate color of roofing material. 6. All shrubs should be planted at a minimum size of five gallons. All evergreens trees should be a minimum of five to six feet in height. Please note these minimum sizes on landscape plan. 7. Will the shrubs be located in beds? If yes, please indicate mulch material and treatment. Number of shrubs appear to be sparse. Shrubs should be planted at a minimum of 3-4 foot spacings. 8. Additional foundation plantings should be provided along the north edge of building. One additional tree should he provided in the rear yard. 9. Landscape elan should specify what is meant by "low maintenance ground cover". 10. Additional shrubs should be provided along the east and west edges of the building. 11. Site plan should indicate exact screening of dumpsters 12. Patios and any proposed fencing should be indicated on the site plan. 13. Exact dimension of building envelope should he provided on site plan. 14. Site plan should include signature boxes for owner certification. attorneys certification and Secretary of the Planning and Zoning Board certification. 15. On Monday, December 10, 1984 8 112 x 11" PMT reductions of the plan, colored rendering and ten 24 x 36" prints of the plan should be submitted to this office. Also, a signed Site and Landscape Covenants should be submitted. * I would recommend we meet as soon as possible to discuss the above comments. Revisions to the plans (three copies) reflecting these comments should be delivered to this office no later than Wednesday, November 28„ If you should have any questions or require further information, please feel free to call me.
