Drake Landing P.U.D.
Planning Objectives
Drake Landing -is a 144 unit development located northwest of Drake Crossing
Shopping Center. The 9.45 acre site is zoned RP for planned residential
use. The project is marketed as higher priced apartments with future con-
version to condominiums. On site amenities include detached garages, pool,
excercise room and laundromat housed in a common community facility.
Buildings are arranged in a "staggered configuration" around a looped pri-
vate drive thereby forming a series of semi -private and public areas.
These areas are further enhanced by a network of sidewalks, smaller private
nodes and a creative use of landscaping and topography. Garages are set
back 20 feet from the existing neighborhood to the north and a fence will
be constructed along the property line.
Residential buildings are two story in height containing one and two
bedroom units for a total of 8 units each. Exterior materials will include
hardboard siding and will be of a neutral color compatible with the neigh-
borhood. Each building has two front elevations and a double entry. All
units will feature fireplaces and washer/dryer hookups.
Drake Landing does satisfy the following Land Use Policies:
#3a The City shall promote maximum utilization of land within the city.
#3d The City shall promote the location of residential development which
is close 'to employment and shopping facilities.
#12 Urban density residential development at 3 or more units to the acre
will be encouraged.
#22 Preferential consideration will be given to urban development con-
tiguous to existing development with city limits.
#25 Residential areas should provide for a mix of housing densities.
#80 Higher density residential uses should locate near community shopping
centers, where water and sewer facilities can be adequately provided.

Dear Tom:
This letter is in response to your transmittal letter dated
August 28, 1984.
The Poudre Fire Authority will not oppose or withhold approval
of the Drake Landing P.U.D. as amended in the proposal submitted to
our offices on August 28, 1984. This variance from the 150' access
rule for Buildings J, T, and Q applies only to the plan as submitted.
Any site changes before final approval effecting access will need to
be reviewed by the Poudre Fire Authority.

The detention pond and drainage structures proposed for the referenced project
during the design phase have been completed. We have performed a final field
inspection to verify the volume of the detention pond and the construction of
the outlet works, and have found them to be in general conformance with the
approved construction plans.
