Taranto, Stanton & Tagge has been notified to change their plat and legal description to include the two future phases of Drake Crossing and I have reflected this imformation on the final site plan, designating the tracts by number. Tracts II and III will not necessarily be developed in that order. 2. We have re -designed the 600 parking to load from the same direction, but are requesting a v____ rriance to allow the parking places to bedifferent than those described on page 27 of the City's Design Criteria & Standards for Streets. I have enclosed a diagram illustrating this variance and also enclosed design criteria from Transportation and Traffic Engineering Handbook to support this request. 3. In conversation with the City Engineering Department, we have determined that turning radii, as it exists in the plan, is acceptable for fire truck circulation adjacent to buildings. 4. A ramp exists in front of Building "A" to access handicap spaces. 5. The architect and developer are aware that all exterior roadways are to be connected to this project. 6. The major entrance to the site from Drake Road has been changed so that the transition between a 48 ft. street (with a 16 ft. island) to a 30 ft. street occurs with a straight line rather than a reverse curve. I have added dimensions on the plan to describe the loading zone in front of Building "A", three dimensions connecting the building envelope to the west property line, dimensions describing the building envelope in it's revised form (see No. 10), and dimensions on all driveways. 9. The buildings have been designated "A", "B", "C", "D", which is consistant with the lease agreement plan. 10. The building envelopes between buildings designated "B" and "C" have been connected to include the canopy at this location. A note has been added to ensure vehicular flow, through the building envelope. 11. A 12" wager service is stubbed on to the property. The gas station will require an additional tap if it needs water. Show services on plans. 2. Include scale on the site plan. 3. A portion of the existing drainage easement is infringed upon by the gas pump island. This must be vacated after final approval of this plan. 4. Fire Department has concerns regarding negotiating entrance curves when approaching from the south. Verify turning radii. 5. Gasoline pumps must meet fire code regarding location of pumps and under- ground tanks. 6. Indicate 8 foot electrical easement on site plan. 7. Indicate height of berms on landscape plan. 8. Is car wash adequately screened from Valley Forge Drive? Provide perspec- tives indicating landscape treatment proposed. 9. Center landscape island may be reduced to 6 feet if desired. 10. On Monday, July 16, 1984, 82"xll" reductions, 10 copies of site and landscape plans, and colored renderings of the plans are to be submitted.
