Dear Gino,
Staff has reviewed yqur submittal for Cook Court Subdivision and
offers the following comments:
1. US West will provide telephone service in accordance with the
rates and tariffs on file with the Colorado Public Utilities
Commission. The developer is responsible for provision of all
trench, street crossings, and ditch crossings for telephone
facilities within the project, and the developer pays up front
construction costs for facilities within the development.
2. Any relocation of existing telephone facilities required by
these plans will be paid for by the developer.
3. Review of these plans should not be construed as a commitment
that telephone facilities sufficient to serve this project are
presently available.
4. Utility easements are required and should be shown as
indicated on the redline plans.
5.
No trees may
be
planted within 4'
of any
natural gas
line.
6.
Please refer
to
the preliminary
utility
plans for
comments
from the Water and Wastewater Utility, forwarded by
Engineering, on Monday September 27, 1993.
7. Change the Planning certification from Planning and Zoning
Board to Planning Director and the City Clerk Certification to
City Clerk.
8. Engineering is reviewing the soils report. Please contact
Kerrie Ashbeck to find out what the comments are. Engineering
comments will be available on Monday, September 27, 1993.
9. Poudre Fire Authority has no objection to two single family
dwellings on these lots provided the new dwellings are within
150' of Homer Drive. In this case the access road and bridge
would be considered to be a private single family driveway.
The Bridge must be posted with the known load limit.

10. New dwelling units are subject to Parkland fees. The fees are
currently, $779.00 per unit and are collected at the time of
building permit issuance.
11. Any landscaping proposed in the public right-of-way is to be
maintained by the property owners.
12. Any modifications necessary to the existing electrical system
will be at the owner/developer's expense. The entire driveway
entrance needs to be dedicated as a utility easement.
13. If the driveway access was a dedicated public right-of-way,
you will have to vacate it by separate action in front of City
Council. Kerrie Ashbeck can assist you with the vacation
procedure if necessary.
14. Please contact Kerrie Ashbeck to get the official dedication
language for subdivision plats (see attached).
15. Stormwater comments have not been returned to me at this time.
They will be forwarded to you under separate cover. If you
have questions, please contact Glen Schleuter at the
Stormwater Utility, 221-6589.
This concludes staff comments at this time. If you feel that these
changes can be made by next week, I could schedule a public hearing
for October 7th (or October 12th) at 1:30 pm in the Planning
Department conference room. I need to have at least 10 days prior
notice so that letters can be sent to the neighborhood and a notice
can be placed in the newspaper. Please bring the signed, completed
mylars and utility plans to the hearing.
