Plat of the subdivision to be known as Replat of Lots 10 3i Bristol Subdivision
For approval by the Municipal Planning and Zoning Board and
V e City Council of the City of Fort Collins, and

and first part�yls Planning and Zoning Board, subject to construction.of
utilities in the area to be subdivided,
NOW, THEREFCRE, in consideration of the premises and the terms
of this agree, eat, it is mutually agreed as follows:
1. F -3!st party agrees that. said subdivision plat shall be,
and the same is hereby approved.
2. in consideration of the approval of said plat by first
party, a -ad firct partyts Planning and Zoning Board, second party agrees
as follows:
(A) To submit to first party the following detailed
Laprovement plans, acceptable to the first party:
(1) A plan of the proposed water distribution system
including the connecting pipelines to the points of connection to the
first party's existing water distribution system and showing all.valyes
and fire hydrants.
(2) Plans and profiles of the proposed sanitary sewer
system including all manholes and connections to the first party's
existing sanitary, sewer system.
(3) A plan of the proposed electrical distribution system
including correcting lines to the first party's existing electrical
distribution •system anc. including all street lights.
(!.) Plans and profiles of all street improvements.
(5) Plans and profiles of the proposed street drainage
system showing the connections to the first party's storm sewer system

(6) Items A (1) to A (5) inclusive are to be financed by the
party of the second part, excepting only 'tem (3) electrical distribution
system. All material required for street lights are to be paid for by
the party of the second part to the Light & Power Department of the City.
In the event the City of Fort Collins shall require larger
water mains, sc.nitary sewer mains or storm sewer mains to be constructed
within tlxe subdivision than would.be required by standard engineering

TO: City of Fort Collins

RE: Lots 13-16 Bristol Subdivision
I have been informed and understand that the City of Fort Collins is
in the process of installing a sanitary relief sewer along Spring Creek
from Stover Street to Edora Park. The estimated completion date for
said sewer is February 1, 1978.
The City desires that the sanitary sewer serving Lots 13 - 16 of the
Bristol Subdivision, to be constructed on Parker Street, be connected to
the relief sewer rather than the existing sewer.
The City has indicated that they are willing to release building permits
on said lots prior to the installation of the sanitary sewer main on Parker
Street. I hereby agree to maintain a portable sanitary facility on -site
for use during construction. Furthermore, I agree that use of facilities
within the structures will not be permitted and occupancy of the structures
will not be permitted until such time that the sanitary sewer main is
installed to Stover Street by the Developer and accepted by the City.

Dear Lloyd:
Thank you for diligently pursuing the escalation of your sewer line
construction schedule in the vicinity of my proposed duplex project located
on Alpert Court.. Your efforts and success in accommodating my needs by matching
your construction schedule with improvements to the road and development of the
lots certainly demonstrates a high degree of professional cooperation by you
and your staff.
However, L must sincerely apologize because I cannot approve your suggested
easement alignment at this time. Although I am in full accord with your plan,
my ownership of the eight lots does not become effective until November 30. If
you want to proceed before that date, I suggest that you contact Mr. Morris
Bristol directly. I have been unable to get a meeting with them to discuss
this point.
Again, thank you for the full cooperation to date and I look forward to
working with you further on this project later in the year.
