STATEMENT OF PLANNING OBJECTIVES
This project is proposed as a change of use in an existing building
located at the Northeast corner of West Elizabeth and City Park.
The building's use is being revised from a covenience store to a
2,100 square feet drinking establishment. Other existing uses to
remain within the complex include 900 square feet of restaurant and
2,000 square feet of retail. Recent revisions to the parking area and
the installation of landscaping has improved the existing site to city
standards.
The traffic impact is predicted to improve as a result of the change
in use from a convenience store. The proposed drinking establishment
caters to the college students which are typically located within
walking and bicycling distance, thus reducing the automobile traffic
into the site. The project is proposing substantial bike and motor-
cycle parking for patron use. Adequate off-street parking, supplemented
by on -street parkinq along City Park Avenue, is provided for the patrons
and the estimated eight employees for the complex.

The Campus West 2nd Subdivision at Elizabeth and City Park has been completed
per City Codes and specifications, and all guarantee periods have expired with
no repairs necessary.
This is to inform you that there is no further Engineering Division requirement
for retaining the bond submitted to the City prior to construction of this sub-
division.

posed changes to the site; and therefore, the storm runoff will not be
affected.
