Dear Ed:
Staff has reviewed the final plan for Bur er jtag_ t-_.Rain.tc.�.�........PU.T? and has
the following; comments to make:
1. Primary electric power will originate at an existing electric vault at Shields
and Raintree. The developer needs to coordinate with Light and Power
for a transformer location that will serve both the Burger King and the
AMOCO. A 6' easement is needed along the north property line of Burger
King.
2. An 8" water line is existing south of the site and will be used to provide
the restaurant's water service. Sewer service will be from a sewer main
existing west of the site.
3. Street trees should be placed no closer than 6' to the existing 4" gas main
in the easement at 14' west of the west r-o-w line of Shields Street.
4.� Existing and proposed improvements need to be distinguished. Dashed lines
should be used to delineate existing improvements.
5�The decel lane on Shields Street is located within the utility and access
casement, rather than r-o-w. Staff is researching this item to determine
whether there is a legal need to have this easement dedicated as r-o-w.
6. Existing and proposed sidewalk and ramps need to be shown. Utility plans
and site plan need to show these items consistently.
7. ', An additional 10' for utility easements is needed along Shields Street.
8. Rcd-lined drainage and grading plans have been provided to the
Engineering firm. Methods of containing refuse and cooking materials (ie.
grease), with respect to stormwater quality, should also be addressed in the
drainage report.
9. The site plan should be changed to reflect a "drive-in" restaurant, rather
than fast food.

10. The proposed sign on the canopy roof is not a legal sign under the silt,
code. A variance would be required in order to have both an id sign and
a menu board.
11. The only signage identified on the
approved preliminary plan
consisted
of
a monument sign, providing identification for the Raintrce Center and
for
the proposed restaurant. Details
on this sign need to be
provided
for
review. The intent for this sign
was to maintain similar
materials
(ic.
brick) and to limit the size of
the sign. The signage shown
on
the
proposed building elevations is out
of character with that of
the Raintrce
Center, as well as the surrounding
area.
12. Distances from building envelope to property line need to be shown.
13. Lighting needs to be addressed on the site plan.
14. The elevations indicate brick veneer. A note should be placed on the
elevations indicating that the brick used would match that of the existing
Raintrce Center and that the roof materials would also match the color
and texture of the existing center.
15. Additional landscaping should be provided at the northeast corner of the
site and to screen the parking along the south edge of the site.
- .16. Ramps for handicapped parking spaces need to be provided.

must be submitted.
