Dear Phil,
Please be advised that Wheeler Realty Company has no objection
to the 1.6 to 2 C.F.S. drainage flow to be created through the
proposed development of Bill McCaffrey's portion of Tract J,
Fairbrooke P.U.D. It is our understanding that historic flow
has been 260 C.F.S. and that his development will result in
an increase not to exceed to of historic flow.

Farm Highlands P, U. D,
Dear Bonnie,
In the above referenced project, consisting of
two four-plex townhouse apartment buildings,
we have not provided the required 40' setback
from the flowline to one of the parking areas.
This situation results primarily from a desire
to provide ample on site visitor parking
(exceeding the City's recommendation of 1 space
per four units in this case). The setback
provided along curving Langshire Drive ranges
from approximately 24' to 48' and is landscaped
with a number of deciduous and coniferous trees
as well as several smaller plantings.
We respectfully request a variance to permit
less than a 40 foot setback on the driveway
entrance for this project.

Dear Mr. Michie:
Our office is providing the engineering design for a proposed 1.8 acre
townhome development on Tract "J" of the Brown Farm Subdivision in Fort
Collins. The Pleasant Valley and Lake Canal presently flows through the
eastern portion of this property and separates it from a City detention
pond on the east side of the ditch. (See attached)
Currently, runoff from both the east and west portions of the property
flows into a drainage Swale which empties into the irrigation canal.
Preliminary plans have been approved by the City and the ditch company
which would allow the irrigation canal to be re -aligned so as to pass
to the east of the detention pond. This would allow the existing drainage
swale to empty directly into either the detention pond or into a planned
future basin -wide drainage canal. In either case, the runoff would no
longer flow into the irrigation ditch.
The design of this proposed development does not include detention, therefore
allowing runoff from the proposed development to flow undetained from the
property into the existing drainage Swale.
