Pleasant Valley and Lake Canal Company will accept the waters
from Detention Ponds A and B, as designated on Exhibit No. Two, of
the Brown Farm Fourth Filing brochure, dated October, 1977. This
willingness to accept the water is, however, conditioned upon:
1. The 12" pipe must be so placed and constructed so that
no waters from the ditch can flow into the detention
pond.
2. A concrete structure, acceptable to the ditch company,
and approved by President Michie, must be constructed
in the ditch so as to prevent erosion.
Yours truly,
PLEASANT VALLEY & LAKE CANAL COMPANY

Re: Brown Farm 5th
Gentlemen:
EXT. 728
It is standard policy for the City of Fort Collins to accept
for perpetual maintenance those drainageways and detention
ponds within a standard subdivision which are dedicated to
the City for storm water transportation and/or detention
and are approved by the City Council and which have passed
all required guarantee periods. Planned unit developments
are excluded from this policy since the homeowners associations
maintain drainageways as well as green belts.
Since Brown Farm 5th has been approved by the City Council,
"low level" maintenance by the City of the detention pond and
drainageways in Tracts "A", "B" and "C" will be assumed by the
City upon completion of construction and the guarantee period.
Yours truly,
77

Dear Dan:
There are three items concerning Brown Farm 5th Filing that I would
like to bring to your attention.
First, now teat the rollover curb, gutter and walk on Langshire are
installed, the bikepath should be completed for the upcoming school
opening.
Second, the compaction on the water service trenches at the south end
of White Rock Court was completed without any notification, so before
any basework on that street can begin, several 3' test holes will have
to be dug.
Third, we need to get together at the intersection of Ryeland and
Stuart to discuss the action that needs to be taken to correct the
pavement collapse problems.
Sincerely,
Uht t , Lytiz f'iL'
