Request for Variance
Dear Mr. Rupel:
The City of Fort Collins Planning & Zoning Board is requested
to grant a variance to the requirement of a 200 foot separation
between the certer line of an irtersection to the center line of
a curb cut for the Asamera P.U.D. proposed at the northwest
corner of Florsetooth Road and Mason Street. The variance will
allow a reduction in the separation required between an
intersection and a curb cut. The variance is requested
concurrent wi7-h the review of the preliminary plan for the
proposed P.U.D. in response to the Land Development Guidance
System.
This variance requests the reduction in separation of the
proposed curb cut on South Mason Street from 200 ft. to 150 ft.
from center lire of Horsetooth Road to center line of curb cut.
This location provides the stacking ability of 5 vehicles at the
intersection before interfe:rirg with the proposed curb cut
location. The curb cut is proposed to be 35 feet wide to
provide adequate ingress and egress. This location will also
provide option of right and left -turn to and from Mason Street
and is not Enticipated to disrupt normal traffic patterns.
Granting the variance for reduction in distance from an
intersection to curb cut, will provide an efficient vehicular
flow pattern with respect to vehicular use of site services.

Dear Mr. Rupel:;
The City of Fort Collins Planning & Zonirg Board is requested
to grant a variance to the requirement of a 200 foot separation
between the center line cf an intersection to the center line of
a curb cut for the Asamera P.U.D. proposed at the northwest
corner of Florsetooth Road and Mason Street. The variance will
allow a reduction it the separation required between an
intersection and a curb cut. The variance is requested
concurrent with the review of the preliminary plan for the
proposed P.U.D. in response to the Land Development Guidance
System.
This variance requests the reduction and separation of the
proposed curb cut on Horsetocth Road from 200 feet to 75 feet
from center line of Niascn Street to center line cf curb cut.
This curb cut will be a right turr ingress and egress only
because of the proposed Horsetooth median. This curb cut is
proposed to be 35 feet wide and should produce no adverse
effects to normal traffic patterns.
Granting the variance for reduction in distance from the
intersection to the curb cut by 125 feet will allow an efficient
site vehicular flow pattern it respect to vehicular use of site
services. The provision of a continuous drive through area
provides a paved access giving both police and fire personnel
direct access and egress to the facility for emergencies and
patrolling.

Request for Variance
Dear Mr. Rupel:
The City of Fort Collins Planning 8 Zonirg Board is requested
to grant a variance to the requirement of a 50 foot separation
from any parking to outside of curb for the Asamera F.U.D.
proposed at the northwest corner of Norsetocth Road and Mason
Street. The variance will allow a reduction in the 50 foot
separation requirement from any parking to street curb to a
separation of 15 feet. The variance is requested concurrent
with the review of the preliminary plan for the proposed P.U.D.
in response to the ��n�_.DgyelQ�lnE:nt_Guidance System.
This variance requests the reduction in separation to provide
two parking spaces to be designated as ernpleyee parking only.
The employee use of these spaces shall be utilized by employees
only and activity into and out of these spaces will be
infrequent and not at peak traffic flow times.
Granting the variance will allow a greater number of parking
stalls and should not affect or disrupt the site vehicular
traffic flow.

RE: Request for administrative change to the Asamera P.U.D.
Dear Maurey:
The City of Fort Collins Planning and Zoning is requested to make
revisions to the Asamera P.U.D. which was given final approval on
Monday, October 25, 1982. The changes being requested are as
follows:
1. Request to change the pump islands orientation from
northeast/southwest to a north/south orientation and to reduce
the number of gas pump hoses from 24 to 10 by the use of five
(5) small pumps rather than four (4) large pumps. See attached
site plan.
2. Request, as requested by Webb Jones with the City of Fort
Collins on 11-8-82, to relocate the water service line from
Horsetooth [Road to Mason Street and shift the proposed sewer
service to the north. See attached site plan.
3. Request to change the building envelope size from 301x541 to
311x531 and increase the building envelope separation at the
property lines from 61 to 71.
4. Request the minor functional changes of the building
elevations. No material changes or changes in architectural
intent or energy conservation have been made. The changes
requested correspond directly to interior equipment layout.
These changes, if approved, will not negatively affect the project
quality or intent. The change in orientation of the pump islands is
anticipated to benefit the on -site traffic flow, while at the same
time, reducing the number of pump hoses for use. The change in the
building envelope size reflects a 96 sq. ft. increase in the
