RE: Parking spaces and traffic flow for proposed business at 115 W. Harvard
The business slated. to move to this location has been in business for almost 9 years at a location within
500 feet of this proposed new location. We therefore feel that the following discussion of traffic flow and
parking demand to be highly reliable.
The business consists of two components: Retail Sales and Training.
Retail Sales
1) Business Hours: 10 to 6 Monday to Friday, 9 to 5 Saturday, 12 to 4 Sunday
2) Area of store used for retail sales : Approximately 2,400 sq. ft. or 34% of building
3) Number of employees on duty: Maximum 2
Normal 1
4) Number of customers per hour: Average 2
Maximum 8
Training
1) Conducted after retail hours and on weekends
2) Normal Class size: 7 Students/ 1 Instructor
Conclusion:
The parking lot as redesigned contains 10 parking spaces. We feel based on our experience and the
numbers stated above that the number of spaces provided is adequate. The parking demands of retail
and training are mutually exclusive and therefore share the same parking spaces.
The training aspect takes place during times when the surrounding business are not open and would
therefore have a minimal effect on traffic on West Harvard. The traffic flow generated by such a low
volume retail would have a minimal effect on the overall traffic flow during regular hours.
