SUBJECT: Country Club Corners, 2nd Filing, Lot 1

A change of use has been proposed on Country Club Corner,
2nd Filing, Lot 1. The lot is designated as Parcel I on the
site plan, shown in Figure 1. This parcel is within the
Country Club Corner commercial development. In the "Country
Club Corner Site Access Study," November 1994, this parcel was.
assumed to have a fast food restaurant. The trip generation
from this use in the site access study is:
Daily - 1260 trip ends
Weekday AM - 111 trip ends
Weekday PM - 73 trip ends
Saturday Noon - 113 trip ends
The subject parcel is now proposed to have a 7100 square
foot building, with a Pizza Hut occupying 2400 square feet and
the remaining 4700 square feet as retail. The trip. generation
from the proposed Pizza Hut and retail uses is:
Daily - 760 trip ends
Weekday AM - 43 trip ends
Weekday PM - 61 trip ends
Saturday Noon - 78 trip ends
In all cases, the proposed Pizza Hut and retail use trip
generation is less than the trip generation from the fast food
restaurant included in the site access study. It is concluded
that the existing site access study addresses the impacts at
a higher level of development than is currently proposed.
