The site is bounded on the north by Centre Avenue, the east by Worthington Avenue, the south by the proposed Market Centre P.U.D., and the west by the approved Winslow P.U.D. Primary access to the site is from a curb cut on Centre Avenue. The Winslow shares this access. Secondary access is gained from a shared drive on the south side of the building providing delivery / trash services as well as employee parking. This drive also provides service and employee access to the proposed Steele's Market to the south. The main function of the first floor of this building is to provide 45 beds for rehabilitation services to those who are discharged from the hospital but still need a place to receive therapy. The primary types of patients will be elderly and the lengths of stay will vary until the patient is well enough to be sent home. The second floor will be a 45-bed skilled nursing facility. The building will be staffed 24-hours and will provide nursing care, occupational therapy, physical therapy and speech therapy. The total building floor area is approximately 58,877 sq. ft. Visitor parking is provided in the front of the building along with various sidewalk connections, including one to the proposed shopping center. An outdoor therapy garden will be incorporated at the front of the building. Building materials will be steel lap siding, brick masonry veneer, ground face c.m.u. and asphalt shingles on the roof. The building colors and materials will be consistent with the adjacent existing; Worthington, Columbine Care Center West, New Mercer Commons, and the Winslow. March 25, 1998 VF RIPLEY ASSOCIATES INC. This existing curb cut is located on Centre Avenue and lines up with another existing entrance to the north serving New fiercer Commons. The entry consists of 2 — 15' travel lanes with an 8' raised median. The developer of this project sees an opportunity for landscaping in this median to enhance the entry to both The Winslow P.U.D. and The 90-Bed Rehab P.U.D. From an Engineering standpoint, this additional driveway width does not cause an impact to the site drainage or grading, and it provides sufficient width to allow the movements of traffic in and out of the project.
