RE: THE BRIDGES P.U.D. - REQUEST FOR ADMINISTRATIVE CHANGE
Dear Mr. Peterson:
This letter will confirm our interest in applying for an
administrative change to the approved P.U.D. for The
Bridges. The current plan was approved in December of
1981 and allows 13 units to be constructed to the south of
New Mercer Canal. Furthermore, the approved plan called
for garages for these 13 units to be built to the north of
the canal with a pedestrian bridge for access between
parking and living units. (Please refer to three copies
of approved plan enclosed).
The site plan we are proposing does not change the
approved density or residential building locations. We
are simply requesting a traffic bearing bridge for
vehicular access across New Mercer Canal and relocation of
the approved garages to under the proposed buildings.
The enclosed conceptual plan was presented at City of Fort
Collins Conceptual Review on June 13, 1988 on behalf of
Mr. Brian Soukup, current owner of the project. At that
time we were given the criteria for administrative changes
to a P.U.D. for those plans approved prior to March 13,
1981, as there seems to be some confusion as to the exact
date of approval. In response to those criteria, we feel
we are improving the character of the development by
providing under -building parking for each living unit.
There would be a perceived increase in the amount of open
space due to the fact that the approved garages and
driveways north of the canal would be eliminated. In
actuality, the site would gain approximately 10,000 s.f.
of open space by elimination of the approved garages and
drives, and forfeit approximately 15,000 s.f. by the
addition of the roadway, cul-de-sac and parking area south
of the canal. This is substantially less than 3% of the
total approved open space and still provides over 4,400
s.f. of open space per unit for all 87 approved units.

Water and sewer services currently extend to the south and
there is an existing hydrant. We are anticipating that
the proposed buildings include residential fire sprinkler
systems. Again, no increase in density is being
requested. It only makes sense from the stand point of
logical site planning that the parking relate more
directly to the living units which is the goal of our
request.

Dear Mr. Odell:
The request for an administrative change to change the location of the garagcs
to the south side of the New Mercer Ditch and to replace a pedestrian bridge
with a vehicular bridge has been approved subject to the following conditions:
1. Approval must be obtained from Homeowner's Association.
2. The final , utility plans must be revised to show the design of the new
bridge.
These conditions must be met before Staff will allow building permits to be
taken out on the affected units. Please coordinate the revised utility plans
with Mr. Mike Herzig, Development Engineer. If there are any questions,
please feel free to call our office at 221-6750.

A two dwelling unit building is proposed within the Bridges
PUD. The Bridges PUD is located south of Prospect Road,
approximately 0.5 miles west of South Shields Street. Based upon
Trip Generation 6th Edition, ITE, this use will generate 19 daily
trip ends, 2 morning peak hour trip ends, and 2 afternoon peak houz
trip ends. The daily and peak hour trip generation will be less than
5o trip Ends. Due to the low trip generation, a waiver of the
transportation impact study is requested. Based upon the estimated
trip generation, this development will not significantly impact the
adjacent '.ntersections.

Re: The Bridges II P.U.D. (City File 9132-79E)
Dear John,
Your request for a six month administrative extension of the Bridges II P.U.D. (one duplex
building for two 2-bedroom dwelling units) has been approved. The initial Planning and Zoning
Board approval of this project was granted on October 19, 1992, and is effective for 3 years (due
to expire October 19, 1995). This six month extension will expire April A9, 1996. One additional
six month administrative extension may be applied for and approved if, at that time, it meets the
"Review Criteria" as contained in Section 29-526[D] of the Land Development Guidance System
L.D.G.S.. Any additional extensions to the P.U.D. shall be approved, if at all, only by the
Planning and Zoning Board, as set forth in Section 29-526[M(2) of the L.D.G.S.
This approval is conditioned on the applicant/developer submitting revised utility plans, if
requested by the City, for review against the current design standards at that time. The effective
period for utility plans is 3 years. Issuance of building permits would be dependent on utility plans
being approved.

Re: Access, Utility, and Drainage Easement for Bridges II PUD
Dear Brian,
We have received your request for an access, utility and drainage easement for the
Bridges II PUD, dated October 13, 1998. The legal description has been reviewed
thoroughly. In order for the dedication process to continue, a few changes need to be
made on the legal desription. The easement dedication language needs to include the
Quarter, Section, Township, Range, and Meridian of the land to be dedicated. Also,
the year on the City Clerk line should be updated before resubmittal. The description
needs to be corrected before the dedication can be filed with the Larimer County Clerk
and Recorder. Attached is your original copy of the easement.
Also attached is your check for the filing fee. This needs to be resubmitted with the
amended easement dedication.
