1 If the ROW at the corner of the alley and Mountain has already been
dedicated to the city, then the property line should be shown as the diagonal edge of
that ROW. Please provide the reception number for the dedicated ROW.
24 A variance request is also required because of the requirement to have an 8'
utility easement beyond the alley ROW.
25 When looking at the utility/site plan and the elevations, the statement that the
building footprint will not change does not appear to be true. Please show the
accurate building envelope on the plans.
12.05.02 - This is now only missing from the utility plan sheet.

A licensed professional engineer (hired by you) must sign and stamp the plans at the
time of approval.

According to the Larimer County Urban Area Street Standards, a garage setback of 8' from the ROW is only allowed if the
fence/wall is set back at least 8' as well. See Figure 7-1 1 F. A variance request is required concerning the placement of the
garage door. It is recommended that the door be brought Flush with the wall of the building (closer to the alley), and that
the variance request be addressed in this manner. The variance request must be submitted according to LCUASS
standards, and signed and stamped by a professional engineer.

PROJECT: Building Permit Review, Change use from office
building to duplex — 419 W. Mountain Avenue
This is a proposal to convert a 4600 square foot, 1 1/2story building from office to
duplex. (The building was originally an office building that became a
nonconforming use due to previous rezonings). It has been abandoned for more
than 12 months. Therefore it can be occupied only by a permitted NCM use. The
parking lot is existing, with no increase in parking proposed. The existing concrete
parking in the front of the building is proposed to be removed and replaced with
turf.

All comments must be received no later than November 13, 2001. (I
know this is a short turn around, but the plan appears to be fairly simple
and hopefully it can be reviewed quickly and comments can be returned
thanks)
