BIG HORN VILLAGE II Fort Collins, Larimer County, Colorado A tract of land located at 1125 South Shields Street and previously known to city agencies as the Alden Hill Parcel. This parcel is zoned MMN within the City Of For Collins. Larimer County, Colorado. Proposed PDP Submittal Response Comments to the PDP Submittal dated May 11 2001. Project Description: This parcel is contained within a planning sub -area known as the Campus west Plan. This project proposes 68 condominiums on a gross net area of 4.869 acres. The current zoning for this parcel is MMN and as a minimum for projects under the current zoning is required 7 du's per acre minimum. The proposed development has a unique character as the site contains buildings that the Land Preservation Committee in the City of Fort Collins has identified a desire to preserve. The additional physical constraints of this site, as well as, coordination of tlic infrastructure and feasibility for a development with the balance of city and local governmental agencies, have brought us to a common development which proposes the density of 68 du's on the balance of 3.8 acres of land while placing the balance of the land and out buildings in a preservation state. The gross area density calculation inclusive of lots A and B is 17.5 du's per acre. Still within the minimum guidelines for the designated density per the City of Fort Collins Land Use Code for MMN zoning. Response to Planning Staff Comments: The re -submittal deadline is August 10, 2001 and has been met by this submittal on July 2, 2001 as per section 2.2.1 l of the City of Fort Collins Land Use Code. 2. The redesign address several concerns from the previous applications. Continuous effort will be made to work with city staff to resolve any additional concerns. 3. The plans have been improve to provide additional information to support the application and clear up discrepancies. 4. The plans have been improved upon and the detail requested has been improved. 5. The land use table has been adjusted for the corrected acreages. 6. Notation on the Plat to indicate the PDP shall be made for clarity.
