Review of these plans should not be construed as a commitment
that telephone facilities sufficient to serve this project are
presently available. U S WEST will provide telephone service in
accordance with the rates and tariffs on file with the Colorado
Public Utilities Commission.
The owner is responsible for provision of all conduit and street
crossings for telephone facilities within the project, and the
owner provides terminal room space and power for the main
terminal at the building. The owner's vendor provides all
facilities beyond the main terminal. Contact the U S WEST
engineer for conduit specifications for the main telephone
entrance cable.
Any relocation of existing telephone facilities required by these
plans will be paid for by the developer.

Dear Mr. Vaught,
City Staff has reviewed your submittal for Amigos at Arbor Plaza
PUD- Final and offers the following written comments:
1. A transformer location transformer needs to be coordinated
with Light and Power.
2. Please be aware that Public Service has concerns about the
location of trees in utility easements adjoining the south
line of Harmony Road and the east line of Mason Street. They
would like to coordinate location with you.
3. U.S. West. has the same concerns they had at preliminary,
concerning provision of services.
4. On the plat, both control monuments will need to be described.
5. The plat should show the ROW or 1/2 ROW of Harmony Road and
Mason Street (Just a statement will be OK, saying "existing --
ROW.)
6. Minor revisions are needed to the nose of the median in the
drive-thria lane (see redlined utility plans).
7. Would it be possible to provide outdoor seating for a
wheelchair at one of the tables? Connecting walkways from the
parking to sidewalks are great. Commission on Disability asks
that you ;please make sure that they are accessible.
8. The handicapped stall width shown on the drawing does not
match the notes. Are these ADA standards?
9. What is the purpose of the 6' privacy fencing on the east side
of the building? If this fencing is necessary, could it be a
continuation of the wrought iron?
10. Staff recommends that the sod be a blend of low water -drought
tolerant grasses, rather than bluegrass, where possible. I
realize that some of the sod is already in and that it would
be desirable to blend in with the existing sod.
11. Staff is requesting another street tree be added along Mason
Street, just north of the entrance drive.
12. Please provide a cut -sheet for proposed lighting fixtures with
Final submittal. Lighting should be consistent with lighting
at Arbor Plaza.
13. What colors and materials are proposed for the enclosure
around the play area? Please note this on the plans.
14. I believe we should schedule a meeting to discuss colors and
material, of the building and how the building relates to the
planned center.
15. Comments from the Stormwater Utility will be forwarded to you
when they are available.
16. Please fill out the attached "Development Agreement" form and
return it. to Mike Herzig in Engineering, as soon as possible.
This concludes staff comments at this time. In order to stay on
schedule for the May 24, 1993 Planning and zoning Board hearing,
please note the following deadlines:
Plan revisions are due May 5, 1993 by 12:00 noon.
PMT's, colored renderings, and 10 prints are due May 17.
Please be aware that the development agreement and utility
plans must be signed prior to the Planning and Zoning Board
Hearing. If not, a condition will be placed on the project
giving you 30 days to finalize the plans and agreement, after
which time, you must submit a request for an extension from
the Planning and Zoning Board.

The Fort Collins - Loveland Water District and the South Fort Collins Sanitation
District have reviewed the above mentioned project and submit the following
comments.
The general notes are to be corrected to include the following:
All waterline construction shall conform to the Fort Collins -
Loveland Water District's most current standards and specifications.
All sanitary sewer construction shall conform to the South Fort
Collins Sanitation District's most current standards and
specifications.
All construction drawings shall include the District's standard sign -off
block. (copy attached)
The District's water service typical is to replace the detail on sheet 4
of 5. (copy attached)

Dear Mike:
Please prepare the Development Agreement for the Amigos at Shields
P.U.D. in a final form for signature.
The draft you sent me on May 24, 1993 is acceptable except that
Glen and Nancy Werth should not be included in the agreement.
I suggest that language be added to the agreement stating that the
Plat shall not: be signed or filed until the developer closes on the
sale of the property. This allows us to sign the development
agreement and the Plat.
