Gar, ' eld Lovel a, CO, 805 RE: Privacy Fence Between Casa Grande & Chaparral Developments Dear Mr. Schuster: With reference to recent correspondence and your telephone conversations with me yesterday pertaining to the above captioned fence, the consensus of the Board of Directors of Casa Grande Condominium :'association is as follows: PLS will either build or be responsible for the building of a lx4x6 foot three rail solid stockade privacy fence between Laredo Lane and Hickok Drive, not to extend beyond a point closer than twenty feet from either front property line. This fence will be installed on Casa Grande property, abutting the Chaparral property line, not extending beyond, and the rails of this fence are to be placed on the Chaparral side, with the following exceptions: This fence shall be reduced to a height of four feet from the front plane of the residence now under construction located at 3339 Sharps Court to the front plane of the future residence to be built on the pie -shaped lot'located immediately north of Casa Grande property and abutting said property. The rails for this four foot portion of the fence shall be Dlaced on the Casa Grande side. PLS will Durchase and install 24 upright Junipers which shall be located: between the -four foot section of the fence and the driveway which serves the residents of Casa Grande. It will be the responsi- il bity of Casa Grande to maintain these Junipers (ie. to see that they receive sufficient water to sustain their growth) until such time as Casa Grande has completed the balance of the landscape on their side of the six foot sections of this f ence. PLS is to secure a formal bid from Armadillo Construction Co- n_ any for the construction of the above described fence, and to proceed toward a completion date of June 15, 1991. A note of axmlanation as to the urgency* for construction is the fact that the family moving into 3312 Hickok Drive this week has a dog, and they desire to construct a run for this animal bet-:ieen their home and that of Lyn Smith, 331_n Hickok Drive. R 0 6 r Qtr If the above plans for construction of this barrier fence is acceptable to you, The Board of Directors request that you sign and return to us a cony of this letter. As previously stated, the Board of Directors will sign a waiver releasing FLS of their obligation for landscaping between these two developments as now sub- mitted to the City of Fort Collins. Finally the Board of Directors and I personally wart to thank you for your cooperation in working with us to resolve this matter. Very truly yours, A. L. Grant, Jr. Member Board of Directors, Casa Grande Condominium Associa- tion. cc: Mr. Peter Barnes, Zoning Administrator ;Lr. Stephen Clt, City Planner Approval and acceptar_ee of the -plans outlined above is hereby given. Leo. Schuster, President Progressive Living Structures, Inc.
