This inspection was performed on November 3, 1995. This inspection was performed in order to determine the condition of the existing foundation system and the feasibility of adding- a s-eoorrd floor- u-ader the existirrcT roof- and over t1re porch area. The home consists of a double wythe brick home founded on a concrete block foundation. The original home, constructed circa 1910, consists of 728 square feet with a ten (10) foot deep rear porch. The porch was subsequently enclosed, a basement was excavated under the south half of the home, and an exterior stair well was constructed. It is our opinion that the foundation is currently sound, although footing widths are unknown. The proposed construction is feasible. However, several modifications to the existing framing will be required. First, the center beam will need to be reinforced. We recommend the construction of a 8" x 12" footing with one (1) #4 continuous on top of the slab each side of the stair opening and along the entire bearing wall. Secondly, new floor joists constructed of 2x10's at twelve (12) inches on center will be required to support the existing 2x4 rafters and the new floor loads. (Where floor joist spans are less than 10'-2", twenty-four (24) inches on center is acceptable.) As part of this, 2x4's at twelve (12) inches on center vertical (approximately 4'-9" from the exterior wall) will be installed to support the rafters on the floor joists below. Some new foundation walls will be required. They should be eight (8) inches thick with two (2) #4's vertical, extending a minimum of thirty (30) inches below grade. The short section of block foundation wall under the south porch wall should either be abandoned or replaced as necessary. Furthermore, all openings on the main floor which are bearing above should be retrofitted with double 2x10 headers. This inspection consisted of visual observation only, made solely to determine the structural integrity of- the described building.
