A copy of a comment letter from Lisa Thieme of the Larimer County Assessor's office is attached to this letter. She is requesting that the legal description, title for the subdivision plat be "Lots 2 and 3, A Minor Subdivision Plat of Conifer Industrial Park". Please check with J.R. Wilson in the City's Technical Services Department (221-6588) for a title acceptable to the City. We do not have "minor" plats. Be sure and return all red -lined plans when you re -submit. Please see attached REVISIONS ROUTING SHEET for the number of paper copies of each document to re -submit. Since the project was underway prior to PFA's practice of requiring remote FDCs, the building -mounted sprinkler connection is acceptable. Page 4 Topic: Utility Plans - Grading Plan Number: 96 Created: 3 / 30 / 2007 [3/30/07] Will need a specific design for the portion of the retaining wall highlighted in yellow (see redlines, sheet 5). The generic details shown on sheet 12 specify geogrid which would present a problem as the geogrid would then extend into the utility easement. The first time someone trenched through there, the grid would be cut and the wall would lose its structural integrity so no geogrid would be allowed within the easement. Please provide a design for the retaining wall and include them in the utility plan set. They would need to be signed off and stamped by the structural, engineer who designed it, not by Loonan and Associates, so you don't have to worry about having to stamp somebody else's work. David Averill and I met on site and felt that aligning your sidewalk to the one to the north would function much better and determined that an access easement across the neighboring drive would not be necessary. Please show the sidewalk to the north on all plan sets so we can see how yours will tie in. Please contact David Averill for any questions you might have regarding this connection.
