The planned street trees must be relocated to provide a minimum of 40 ft. clearance (15 ft. if the tree is an ornamental) to the streetlights. The most likely transformer pad that will be used is 79" wide and 56" deep. The pad needs to be a minimum of 2 ft. behind a sidewalk, have 3 ft. of clearance on the two sides and back, and 8 ft. of clearance in front. It is suggested that all of lots #1 and #2, excluding the building envelopes, be platted as a utility easement. [11/28/06] There are 6 Juniper trees along the north property line that appear to be off of the property. If so, then a landscape easement will be required and must be obtained from the property owner to the north.
