Per Uniform Fire Code, this is classified as an Educational (E) Occupancy and must meet E Occupancy requirements. Occupancy codes are being addressed. 2. If the basement is used in any way for students, it will have to satisfy UFC requirements for automatic sprinklers and means of egress. The basement will not be available for student use 3. Illuminated EXIT signs may be required; exit illumination (emergency lights) may be required. Treehouse Montessori preschool is prepared to comply with required codes.. 4. Egress doors maybe need to be equipped with panic hardware that can be opened with a single motion and no special knowledge of the occupant. Egress doors may he equipped with panic hardware 5. The building shall be within 300 feet of a fire hydrant that can supply a minimum water flow of 1,500 gpm at 20 psi residual pressure. It appears that you satisfy this requirement, but your Statement of Planning Objectives document says that the back yard, or outdoor play area, measures 1,600 square feet. Please dimension the outdoor play area on your site plan and clarify how large this play area will be. The dimension of the backyard is 5362 square feet and is indicated on the site map. Will the entire first floor (1238 square feet) be designated for school purposes? Please note on site plan total floor area for school purposes and number of children proposed. The first floor kitchen and laundry room will not be designated for school purposes, thus only 1060 square feet will be reserved for school use.
