earned money to buy houses in this neighborhood that someone can come in and convert a house
into an income producing property that will lower house values for everyone. In addition and once
again, it makes no sense that this should happen when another site is available that is so close to the
proposed site. I have nothing against this Montessori school —in fact, I am a strong supporter of
Montessori schools. I just can't understand why anyone would propose to increase traffic in the
neighborhood, expose children to this danger, and lower property values when an appropriate and
empty site is available so close to the proposed sites. I am sorry that I will not be able to make it to
the meeting of the Planning and Zoning Board on July 19, 2007. Nonetheless, I hope that you will
take my objections under consideration.

To Whom It May Concern:
I am writing with regard to proposed project in my neighborhood referred to as the "Tree
House Montessori School Project Development Plan -File 417-07." I object to this plan for several
reasons. First and foremost, the proposed site —the third house from the southeast comer of Taft
Hill Rd. and Valley Forge Ave. —makes no sense when there is already an appropriate site several
hundred yards away. For more than a year, the Children's World daycare center on the northwest
comer of Taft Hill Rd. and Valley Forge Ave. has been empty. From the outside, it is obvious that
this building has parking and playground facilities, and is fully fenced. I assume that similarly
appropriate facilities are located inside, although they may need updating. As already stated, it
makes no sense to convert an existing residential home to a childcare center when an already built
and appropriate facility exists within view of the proposed site. Moreover, I object to the
conversion of the house on Valley Forge Ave. because it will increase traffic in an area of the
neighborhood that already has a substantial number of children who are exposed to the dangers of
traffic, especially in the summer. I am speaking of the fact that the proposed site for the Montessori
School Project is located on the same street and less than '/. mile from the Lexington Green
swimming pool and tennis court. I live on Valley Forge Ct. and there are so many children crossing
the street during the summer that I drive at 5 or 10 miles an hour, despite the stated speed limit of
25 miles an hour. The increased traffic of parents rushing after work to pick their children up from
daycare so that they will not be charged extra money will increase the danger to the numerous
children living in the neighborhood significantly. Again, it makes no sense to elevate the danger
from cars to the children living in the neighborhood when an appropriate site is in viewing distance
of the proposed site. Moreover, because the vacant Children's World site is on Taft Hill Rd., a
daycare center at this site would not direct new and increased traffic through a residential
neighborhood. Finally, I object to the proposed Montessori School Project on Valley Forge Ave.
because it will lower property values in the neighborhood. I bought property in this neighborhood
because I believed that it would be a good and safe place to raise my children and because I wanted
to invest the money that I worked for so hard in a wise manner. Unlike other residential
neighborhoods in Fort Collins, Lexington Green does not have a significant number of rentals,
which also lower property values. It seems unfair that after so many people have invested their hard
