MIXED-USE - PDP - 28-07 - SUBMITTAL DOCUMENTS - ROUND 1 - PLANNING OBJECTIVESThe private street will be built to City standards and will be accompanied by canopy shade trees to provide for a functional, safe and visually appealing layout. The majority of the tree plantings will be canopy trees with a diversity of species represented. PRINCIPLE CAD-4Security and crime prevention will continue to be important factors in urban design. Policy CAD-4.2 Lighting and Landscaping Lighting and landscaping will be designed to promote security and comfortable area -wide visibility. The applicant has made a huge effort in order to preserve large existing trees on the site. A 70' Cottonwood tree along with other large pines are intended to be preserved. The proposed South Shields Mixed Use development exemplifies many of the Principles and Policies of the City Plan including City Plan Principles and Policies achieved by the proposed 3424 S. Shields Street Project Development Plan PRINCIPLE LU-2: The city will maintain and enhance its character and sense of places as defined by its neighborhoods, districts, corridors, edges. Policy LU-2.2 Urban Design This neighborhood will compliment the surrounding land uses and promote a compact development with a unique identity. A Transfort bus stop is provided for on Shields Street and the location of the site provides pedestrian connectivity to shopping, schools and employment. Together, the layout of the street network and the streets themselves will contribute to the. character, form and scale of the city. Shields Mixed Use Dear Anne: 3425 S. Shields is located on a 2.99 acre site on the west, just north of the intersection of Horsetooth and Shields. The site is surrounded on the south and east sides by residential uses and it is in the MNM zoning district The proposed project will have two entrances, one off of Shields Street and the other off of Richmond Drive. The proposal is for a mixed -use office/residential space.. The three story commercial building will consist of 18,000 SF of leasable space that faces Shields .Street. The rest of the site will consist of 3 residential buildings all of the same product. Each building will contain 4 one bedroom units and 8 two bedroom units for a total of 36 units overall. Through the use of step -backs, gables and variations in roof height, the building elevations are broken up to provide compositional interest. The architecture of both the commercial and residential units consist of similar materials, enhancing the space and making the two relate to each other and the neighborhood vernacular. Parking for the project is intended to be shared among both the commercial and residential users. Detached garages are provided for residential tenants along with 6 smaller storage units. Handicap spaces have been located in appropriate areas and a handicap garage has also been added. The design objectives of the landscape plan are to screen, parking and surrounding neighborhoods, to provide an attractive streetscape and also to enhance the pedestrian and vehicular experience within the site. Deciduous trees, coniferous trees and foundation plantings will be used to enhance architectural character, provide shade, spring color and winter interest. These landscaped areas will create a series of small open spaces throughout the project. Hardscaped spaces for both the residential and commercial space will allow for small gatherings and open grassy areas will provide people with space to relax and play.
