Over the long term, this will result is less illumination reaching the surface of the parking lot. Please consider moving the light fixture away from the trees to avoid light loss. The light fixture has been moved from the parking island. The fixtures in the luminaire schedule need to be specified as "full cut-off." The specification sheet stating "full cut-off' for the light fixtures has been added to the photometric sheet Please let us know if you have any other issues. It may be advantageous for the church to provide for outdoor recreation, informal gathering or passive recreation in such a large detention pond. There are two examples where this was successfully done and both on South Timberline Road. The first is just north of Lowe Street near GK Gymnastics and Triple Crown Sports. The second is just north of Battlecreek Drive. The Stormwater Utility is willing to work with the applicant on creative approaches that can provide dual use. The detention pond has been re -configured and the pans relocated to allow for a more useable outdoor space such as ball fields. Comment from Current Planning: Please shift or add shrubs to screen the electrical transformer from Buckingham Street. The transformer has been relocated and screened on three sides with shrubs. [11/7/07] 1 wasn't able to ascertain if drainage is being directed off the driveway onto Buckingham over the sidewalk. How much spillage (if any) occurs over the sidewalk? The water from the driveway is being directed in the interim condition to the existing roadside swale on the south side of Buckingham. The construction project will be redefining this swale. In the ultimate condition the water will continue in curb and gutter to an inlet/curb chase as shown on the preliminary Buckingham plan and profile. [1116107] It appears that the Platte River Power Authority would need to be a signatory to the plat as well as construction drawings, having an exclusive easement and facilities within the property boundary. Tom McCormick with PRPA provided comments that were forwarded to the City. Tom McCormick stated that PRPA does not need to sign the Plat or Construction drawings, but will continue to review them as the project proceeds. Number. 25 Created: 111612007 [12/18/071 Shouldn't the truncated dome alignment on the north side of Buckingham be angled to direct a pedestrian towards the southwest rather than southeast? [1116107] I'd like to do some further follow-up on the existing asphalt sidewalk and how it is affected by the widening shown for the left turn lane. It appears that the asphalt sections of walk may need to be reconfigured with the road widening. Also, it may be necessary to provide detectable warnings (truncated domes) for the walks as they approach the intersection. The truncated dome alignment has been updated. Number: 26 Created: 111612007 [12118107] The angle point elimination is evident on the striping portion of Buckingham Street though an angle point is specified at the edge of pavement (19+75.7). Can this also be revised to be a curved section? [1116107] The Lemay design for the turn lanes creates angle points where the transitions occur for the left turn lanes, I'd like to see these shown smoothed out with curves rather than the angle points for driveability concerns. The angle point has been eliminated on the edge of pavement. Number: 27 Created: 111612007 [12118107] The cross slopes appear fine in the revised drawing. Please note that I did not come across a variance request letter for the .4% grade specified in the response letter, though I don't see this being required prior to hearing. [1116107] The cross sections for Lemay show instances where the additional pavement widening is at less of a cross slope than the existing portion, which is of concern and does not meet standards.
