There is an over abundance of ash in this area so making it a Chinkapin Oak Quercus muehlenbergii would be a better selection for this location. It appears if the project is a 4 story building that the canopy of this tree will be in the way of the construction and may need some rather severe pruning. The standpipe system must be capable of supplying a minimum 100 psi to the top floor; an approved fire pump may be required to obtain this minimum pressure. IFC 905.3.1 Acknowledged. Standpipes will be shown in both stairwells. Contractor will submit full sprinkler system design during the building permit process. As a thought, it appears that the ramp and seat wall along the Olive Street side might be desired for ADA concerns? Could the ADA access based upon the internal floor plan be accomplished from the north entrance via a ramp out to Matthews Street? This would potentially address the encroachment concerns on the Olive Street side. See previous response. Number: 6 Created: 11/21/2007 [11/21/07] The proposed trash enclosure off of the alley cannot have doors which swing out into the alley right-of-way. Either sliding doors or further insetting the trash enclosure would need to be accomplished. The trash enclosure has been revised. The door will now be a sliding door. Number: 7 Created: 11/21/2007 [11/21/07] The location of the trash enclosure appears to have some sight distance concerns for the parking garage entrance. How will residents exit the parking garage with proper view of vehicles traversing the alley? The trash enclosure has been moved further south. Number: 9 Created: 11/21/2007 [11/21/07] The concept of the project being residential with the potential for mixed use may warrant further discussion on the applicability of TDR fees as the fees were collected based on the premise of it being solely residential and it does not address a potential commercial usage. The project owners are not pursuing the mixed -use component for this project. Number: 10 Created: 11/21/2007 [11/21/07] During the modification approval process we received feedback from the utility providers that utility easements would be needed behind the right-of- way. A utility coordination meeting should perhaps be held in order to verify that utility servicing needs can be met and that additional area behind the right-of-way reserved for utility easements is not needed. Number: 4 Created: 11 /21 /2007 [11/21/07] The construction drawings indicate a 10" storm drain line that appears to be a private line within both the public alley and Olive Street right-of-way. Similar to ID#2 this. is an encroachment onto public right-of-way that we'd prefer to see be relocated outside of all public right-of-way. The drain pipe has been removed from the alley and routed inside the building thru the basement parking area. Number: 8 Created: 11 /21 /2007 [11/21/07] At the time of a final plan submittal, I'd like to see spot elevations along the Matthews and Olive flowlines for more detailed verification of how drainage in being conveyed around the development. Spot elevations and revisions to flowline grades have been shown on Sheet G1. Number: 11 Created: 11 /21 /2007 [11121/07] The construction drawings list two benchmarks which is required, however the bonnet bolt is not acceptable as a means for a benchmark and a benchmark from the City's Vertical Control should be used as the second benchmark. Two vertical control benchmarks have been provided. Topic: General Number: 2 Created: 11 /16/2007 [11/16/07] There's been some general discussion and concern regarding the use of the public space (right-of-way) for aspects the building. Fundamentally, the steps and railings along Matthews along with the planter and low seat wall along Olive are all obstructions of the right-of-way that would need to be approved via an encroachment permit. We're potentially open to the encroachment shown on the Matthews Street side, however.we're concerned over the extent of the encroachment onto the public space on the Olive Street side. We're not inclined to introduce a meander in the sidewalk system along Olive Street and would rather just see the sidewalk maintain the consistent 10 foot separation from the curb and gutter. Why is the public space being encroached into? Interestingly, we note page 7 of the traffic impact study which shows perhaps an earlier iteration of the project and has the sidewalk along Olive Street maintain a consistent separation from the street. We would prefer this design over the present iteration and don't see a compelling reason to support the present design. We have had numerous meetings and email exchanges with city staff. We have redesigned the space between the curb and building along Olive Street. At the time of final plan submittal further design information will be needed to show what cross slopes and flowline grades are achieved with the new curb and gutter and patching. On Olive Street I'd like to see cross sections of the full road at 50 foot intervals in order to ascertain how the cross slopes will work. Please see plan set, we have included sheet XS 1 for Cross -sections and have resolved cross -slope and new Curb and Gutter issues on the Olive and Mathews Street frontage.
