November 7, 2007 Glen Schlueter City of Fort Collins Stonnwater 700 Wood Street Fort Collins, CO 80526 Glen, This letter is intended to address the drainage for the subdivision of the lot at 621 West Magnolia Street. The existing lot has a house, a garage and a shed which are proposed to remain at this time. The total lot area is 11,498 square feet and the total impervious area existing including buildings and walks is 2,037 square feet. Based on the required setbacks for the new lot, the floodplain on the north portion of the lot and the proposed easements, it is possible to add 2418 maximum square feet of imperviousness to the new lot. This is less than the 5000 square feet that would trigger the requirement for runoff calculations, a full drainage report, detention and water quality therefore no stormwater improvements are required for the proposed residence.
