Box 580 • Fort Collins, CO 80522-0580 (970)221-6750 July 16, 2008 Dear Resident: The Administrative Hearing Officer for the City of Fort Collins, Colorado, on Wednesday, July 30, 2008, at 5:30 p.m., in Conference Room A**, 281 North College Avenue, will hold a public hearing on a subdivision (replatting) proposal in your neighborhood. The proposed replat is commonly known as the Thorland Subdivision - #9-08. This is a request to replat one (1) existing lot into two (2) lots on a 6.5 acre property located on the north side of Kechter Road approximately 800 feet east of South Timberline Road. New Lot 1 (south end) would be 2.3 acres in size and new Lot 2 (north end) would be 3.9 acres in size. There would be a 51 foot wide right-of-way for a potential future street running east to west that would be dedicated as part of the replat. The property being considered for subdividing is Lot 1 of the Blehm Subdivision, being 2224 Kechter Road. The southerly portion of the property is partially developed (with one single-family residence and outbuildings). The property is currently zoned UE - Urban Estate, which allows a minimum lot size of one-half (1/2) acre and an overall density of 2 dwelling units per net acre of land. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
