Ted Shepard - RE: Proposed change to Presidio Apartments

Ted,
The grade issue is longitudinal. Heading from the porches east to the sidewalk is around a 20% slope. This
would need to be mitigated with a 4-riser stairway at each patio, thus requiring handrails as well. A retaining
wall would likely be necessary to make up the grades in the landscape beds.
As for Milestone's privacy and security concerns, that comes more from their internal programming and
experience in owning and operating similar sites.
Thanks —Nick

Hello Nick - I am sympathetic to deleting the walk due to issues with grade. But before I allow
it, could you tell me a little bit more about the grade problem? Do we have a cross -slope
problem or a longitudinal problem? And what is the grade slope that is causing the problem.
Thanks, Ted

Ted,
I had a final review with the apartment developer and their attorney last week as we prepare to produce mylars
for signatures/approval. The main objective was a `HUD Review;' however, we did go over some final design
details.
Milestone is eliminating the walk connection to the patios on the east side of Building 4 for grade issues, as well
as for privacy and security concerns. As such, the need for the 5' walk running north -and -south on the east side
of Building 4 now becomes questionable. I'm wondering if we could eliminate it altogether?
I think we're still meeting the intent of the plan that P&Z Board approved. We should still have our connectivity
requirement to the main breezeways met by the sidewalk connection on the west side of Building 4.
Do you concur?
Thanks,
Nick Haws, PE, LEED AP
