Coy Drive Fort Collins, Colorado 80521 Mr. Eckerdt, The Larimer County Assessor's office lists you as the owner of the above referenced rental property. This letter is to inform you that the City has started receiving complaints about the open excavation next to the home. Open excavations tend to collect branches and debris which in turn becomes a harborage for rodents and are a concern for the City due to trip hazards or falls. The International Property Maintenance Code, as adopted by the City, section 302.2 states: 302.2 Grading and drainage. All premises shall be graded and maintained to prevent the erosion of soil and to prevent the accumulation of stagnant ivater thereon, or within any structure located thereon. Drainage ofpaved areas, yards and courts, and other open areas on the premises shall not be discharged in a manner that creates a public nuisance. Abandoned or uninrotected excavations shall be considered a nuisance and shall be filled to the orizinal or ad ioinin,z site elevation With this being your first notice from the City regarding this issue, please have the open excavation cleared of debris and branches and filled in and the ground leveled, within 30 days of the date of this letter. No permit is required and a simple call to me stating that the site is leveled will activate a final inspection and the closing of the case. Thank you in advance for your efforts to clear this concern Michael W. Gebo CBO 970-416-2618 mgebona,fcgov.com
