Re: Storage to Office Renovation
Dear Mr. McConahy:
The purpose of this letter is to state that we have reviewed the existing balcony wood framing of the
building located at 328 Remington Street in Fort Collins, CO along with the proposed floor framing
plan for the new office in this area. Our review consisted of the following, a site observation, review of
the proposed framing, and structural calculations.
The proposed office floor framing will sit approximately 2'-6" above the existing balcony floor and
will consist of wood joists spanning to wood knee walls bearing on the existing floor.
Based on our review, the existing structure is adequate to support the additional dead load of the office
floor and wall framing along with the 50 psf office live load. We recommend that the office floor be
framed with APA span rated 24" oc sheathing (23/32" nominal thickness) over 2x8 Hem Fir No.2 floor
joists at 16" OC. 2x4 studs at 24" OC are acceptable for the proposed knee wall and office wall
framing.
This review is based on field observation performed by KL&A, Inc. on 11/13/2014. No material testing
or destructive testing was performed. This review was prepared in accordance with the standard of care
for engineering practice. No warranties are provided, either express or implied.
