Topic: Lighting Plan Number: 51 Created: 7/3/2006 [7/3106] There are a couple of spots on the Lighting/Photometric Plan that are right on or just over the allowable level of 10 foot-candles. Why would the 'Type B" light over the entry to the larger building create that much light? Is it the fluorescent source that makes it that high and could another type fixture be used? Just to reiterate, Section 3.2.4(D)(3) states that "Light sources shall be concealed and full shielded and shall feature sharp cut-off capability so as to minimize up -light, spill -light, glare and unnecessary diffusion on adjacent property". Also, Section 3.2.4(D)(7) states that "Maximum on -site lighting levels shall not exceed ten (10) foot-candles, except for loading and unloading platforms where the maximum fighting level shall be twenty (20) foot-candles". The "Drive -Up Building Area" must be identified as Drive-Thru Coffee, as shown on the Landscape Plan. However, the elevations are quite small and some of the information is very difficult to read. Could these elevations be enlarged somewhat? What do the numbers in the squares refer to on all 4 elevations? There is no legend on the Building Elevations Plan. Done Number: 49 Created: 6/30/2006 [6/30/061 The larger, 2-story Office/Retail/Restaurant (maybe) building is very nice looking. However, the west elevation does not appear to satisfy the standard set forth in Section 3.5.3(C)(1) of the Land Use Code. This section states that the horizontal mass shall not exceed a height -width ratio of 1:3 without substantial variation in massing that includes a change in height and a projecting or recessed element. This elevation is 120' long and is 28.5' high, for a ratio of approximately 1:4. Therefore, there should be some element of height change on this elevation. This elevation features a curved face that projects from the rest of the building approx. 10' which we feel meets this standard. The Site Plan shows the small building to be 325 square feet and the Landscape Plan shows the same building to be 400 square feet. The Site Plan shows the larger building to be 11,744 square feet and the Landscape Plan shows the same building to be 11,500 square feet. Please reconcile this discrepancy. Fixed.
