02/05/2013: The new parking area should maintain an average of 1 foot-candle.
11/2812012: The new parking area is not meeting the minimum 1 foot-candle requirement.

01/25/2013: Is there a raised curb along the new stalls in the new parking area? If not wheels
stops will need to be included (LUC 3.2.2(M) Figure 5).

02/05/2013: Vehicle use areas are required to paved with asphalt or concrete not recycling
asphalt. I believe this was correct however I do not review the civil drawings and was not sure
it was corrected there also.

02/06/2013: There are drainage easements and a detention pond easement that were shown
on Odell Brewing Company First Replat, that are not shown on this Plat. Are these easements

Subdivision Plat if platted. This includes the properties on the south side of East Lincoln

02/06/2013: The northeast corner of the "Fred's House LLU property shows a found #2 rebar,
but the previous Plat (Odell Brewing Company First Replat) shows a found 10" spike and post
angle iron. Please explain this.

Comment Originated: 02/06/2013
02/06/2013: There is a portion of the "drainage easement to the City of Ft Collins (hatched
area)" along the east side, that does not match the previous Plat (Odell Brewing Company First
Replat). Has this portion been vacated, or is it to be vacated by this Plat.
02/05/2013: Sheet C100 -The two easements shown on this sheet do not appear on the Plat.
The Colorado Iron and Metal should be removed since the outfall location has moved. The
existing drainage easement should remain on the plat unless it was vacated or being vacated.
Comment Number: 11 Comment Originated: 02/05/2013
02/05/2013: Sheet C200 - Additional easement will need to be included for "drainage" to
accompany the Colorado Iron and Metal storm drainage outfall.

02/05/2013: Sheet C300 - Contours will need to be shown on this sheet tieing to existing
without Colorado Iron and Metal design as well as with their design since at this point it is
unclear which project will be completed first. If grading needs to occur on property not owned
by Odell's to tie contours then a letter of understanding will be required prior to hearing.
Comment Number: 13 Comment Originated: 02/05/2013
02/05/2013: Sheet C300 - Please label existing contours with elevations on the Colorado Iron
and Metal project to show more clearly how the grading will tie together.

02/05/2013: Drainage easement Rec. No. 95073186 in the southwest corner is not shown on
the plat. It is my understanding that this easement would need to remain to incorporate
drainage pond.

Comment Originated: 02/05/2013
02/05/2013: Colorado Iron and Metal drainage outfall pipe will need to be accompanied with a
drainage easement instead of a utility easement. Consider adding drainage to the 10'
easement along the east property line and add drainage to the 110, private access, utility and
temporary construction easement.

02/05/2013: The emergency spill for the pond looks to be around 4945, not 4943.8. This looks
to be the elevation the pond would fill to before spilling south down the drive aisles. Please
verify and change note on grading plan.

2/5/2013: It appears that temporary asphalt is still being proposed for the parking lot, it should
be noted that this section of asphalt cannot contain recycled, asphalt and per zoning
requirements. 11/27/2012: Sheet C101: Which asphalt section is being proposed. It appears
that there is conflicting callouts on this sheet and the detail that is referred to shows two different
pavement sections.

2/5/2013: During the previous review it appeared that Colorado Iron and Metal would be
approved prior to this project. However, now it appears either project could come before the
other and the grading in the northeast corner of the project will need to reflect this. Please
provide a separate detail or design tying in the grading with the assumption that Colorado Iron
and Metal will not have their improvements complete. If grading contours will need to tie on
adjacent properties not owned by Odell's than a letter of understanding will need to be
provided prior to hearing. 11/27/2012: Sheet C300: Please label the elevations on the
contours from Colorado Iron and Metal. Additionally add a note or someway to denote that
those contours are from another project and not a part of these plans.
