Planner City of Fort Collins .Current Planning Department Re: Atrium Suites PUD, response to Conceptual Review Comments A Design Collaborative " Dear Ted, The follo%44ng items are responses to comments from the Conceptual Review of 502 West Laurel Street — Apartment Complex. 1. The proposed project is a 3-story building, with 24 — 2 Bedroom units, and 4 — 1 bedroom units, and managers office, an allowable use, within the zone district, subject to review by the -Planning and Zoning Board;• therefore the project is considered a Type II review. 'A modification request has been submitted for' allowable floor area to lot ratio, see item no. 2. 2.,• The lot area. is 19,220.86 s.f. and the proposed building has 2063.40 s.f. of livable floor area. A modification of standards for this requirement was submitted on February8, 2004.• 3. The building is setback -from the Laurel St. front yard 16'-0", the Sherwood side yard setback is 15'-1 ", the west side yard adjacent to neighboring property is set back 5'-0" at the ground level, with the building stepping back on the upper.floors, and the rear yard has connection to the adjacent alley, with and building is setback from T-11" from neighboring property. ` 4. The proposed building; site, and landscape have all been designed to meet the design intent outlined in Section 4.8(E) of the Land Use Code. 5. A public plaza connecting the main entry to Both Laurel and Sherwood streets is - incorporated into the site design.
