PROPERTY DESCRIPTION: PLAT BOUNDARY
A parcel of land situate in the Northeast 1/4 of Section 24, Township 7 North, Range 69 West of the
6th Principal Meridian, City of Fort Collins, County of Larimer, State of Colorado being more
particularly described as follows, to wit:
Considering the north line of said Northeast 1/4 as bearing South 89°51'l0" East and with all
bearings contained herein relative thereto;
Commencing at the Northwest Corner of said Northeast Quarter; thence, along said north line,
South 89°51' 10" East 759.26 feet to the POINT OF BEGINNING; thence, continuing along said
north line, South 89°51' 10" East 100.00 feet; thence South 00016,33" West 57.50 feet;
thence North 89°51' 10" West 10.01 feet to the beginning of a curve concave to the southeast,
having a radius of 15.00 feet, a central angle of 89°51'37" and a chord of 21.19 feet bearing South
45°13'01" West; thence along the are of said curve 23.53 feet; thence South 00017113" West 43.04
feet; thence South 89051' 10" East 118.98 feet to a point on the east line of that tract of land
described in Book 1919 at Page 288; thence, along said east line, South 00'16'33" West 90.00 feet
to the westerly prolongation of the north right-of-way line of Apex Drive; thence, along said
prolongation, South 89°51' 10" East 80.00 feet to the east line of that tract of land described at
Reception Number 96050871; thence, along said east line, South 00°16'33" West 454.36 feet to the
south line of the Northeast Quarter of the Northwest Quarter of said Northeast Quarter;
thence, along said south line, North 89°52'55" West 374.00 feet to the west line of that tract of land
described at reception number 20070050614; thence, along said west line, North 00°16'33" East
495.05 feet to the south line of that tract of land described at reception number 20050040860;
thence, along said south line, South 89°51'10" East 100.00 feet; thence North 00°16'33" East
165.00 feet to the POINT OF BEGINNING and containing 4.629 acres, more or less.
