On Monday, May 9, 2011, at 4:30 p.m., in conference room A of 281 North
College Avenue, Fort Collins, Colorado, the City of Fort Collins Hearing Officer
will conduct an administrative hearing to consider a development proposal in
your neighborhood. The project is referred to as Penny Flats, Major
Amendment to Lot 1 B of the First Replat, #MJA 11-0002.
This is a request to amend the approved plan for the proposed building
immediately north of the existing building at the northwest corner of Mason Street
and Maple Street. As presently approved, the subject building is referred to as
Building Four and consists of six stories, 26 dwelling units, 42 bedrooms and
3,000 square feet of commercial space on the first floor.
As proposed, this amendment would lower the height to four stories, increase the
number of dwelling units to 30, increase the number of bedrooms to 46 and
eliminate the commercial space on the first floor. The first floor units would
instead be designed for live -work capability.
There would be no change to the below -grade parking. There would be a
reduction in surface parking from ten to zero. The existing approved building
contains 34,539 square feet. As proposed, the floor area of the amended
building would be reduced and contain 28,281 square feet.
The City Current Planning Staff and Hearing Officer consider your interest and
input in this matter, as well as your neighbor's input, an important part of the
City's review of this proposal. If you are unable to attend, written comments are
welcome.
