I know this is late (I'm almost caught up from my rotation into the Bureau two months ago) but since the request was submitted prior to a PDP submittal, I thought I'd send along our thoughts. Here they are: The piece of pavement running east -west through the MFD area is not a private drive, based on the LUC definition, because it's connected to two public streets. By definition, it's a drive aisle and also a fire lane; we can't name a drive aisle. The Emergency Access Easement faces the garages, not the dwelling units, so we'd need a mandoor on the fire lane side. The addresses must be visible on the fire lane side. (Lettering in a clockwise fashion). The drive aisle/fire lane might exceed 660 feet. We need a site plan that's to scale; the shrunken version isn't 100 percent accurate. Water supply might be an issue. Which is the primary entry into the access: Brightwater or Parkside? That's it. Thanks. Carie CC: <cdann@poudre-fire.org>
