The existing District water services are to be connected to the new Fort Collins water line after the water line has been put into service. The District's existing water line must remain in service until all water services have been relocated. The District will require a signature block on the construction sheets that affect District facilities. All work on or around District facilities are to be coordinated with the District. The property needs to be excluded from the District boundaries. [1/3/07] STREET NAME: Talon Drive cannot be used, because it is too similar to an existing street name. Also, because this street makes a 90- degree turn, it is required to become a second, new street with a separate name. Contact me with prospective street names and I can confirm whether they're acceptable. Topic: Stormwater Number: 18 Created: 1 / 4 / 2007 [3/27/07] The City requires a detailed grading plan for residential lots to include all the detailed information that is needed for the lot to be constructed per plan. This includes the building envelope, building FF elevations, lot corner spot elevations, high points or break point spot elevations within the lot that show a minimum of 2% grade to the lot corners, and actual final grading contours that show grading around the structures. A variance would be required to do anything less. The City recommends a meeting to discuss alternatives for a variance. This can be done now or after hearing. Also, why are the FF elevations so high above the sidewalk elevations? Is the plan to have garden level back yards, walkouts? Driveways may be extremely steep with these FF elevations. [2/ 15/07] [ 1 / 4 / 07] At final compliance, a detailed grading plan will be required showing final grades and building F.F. elevations. Until this information is shown, the street grades may need to be adjusted to meet the minimum cover requirements. [1/6/07] Plan and Profile sheets - Please show the water line (keep in mind minimum cover requirements set forth in section 12.2.2. Show and station all proposed driveways, provide missing slope info & missing VC info, and for both street widenings - show, label and dimension in accordance with 7- 24. You can provide a detail off to the side if scannability becomes an issue. Driveways need to be shown on the plans designed in accordance with 706. Per LCUASS 9.4.2, driveways must be perpendicular to the CL of the road, plus or minus 10 degrees, for a minimum of 25' from the curb. Comments expressed in this letter may be addressed with the Applicant's formal Final Compliance Plan submittal for review, after the public hearing. Topic: Landscape Plans Number: 123 Created: 3 / 29 / 2007 [3/29/07] The Landscape Plan specifies 1.25" caliper street trees, which are permitted by the table in Section 3.2.1(D)(4) Tree Species and Minimum Sizes of the Land Use Code, for street trees on a Residential Local Street. However, a neighbor has expressed a request for this development to provide as much landscaping as possible to help mitigate the visual impact of a number of new homes across Falcon Drive from the existing homes. The standard minimum street tree size is 2.0" caliper. Although not required by the City, it would be a significant and more considerate gesture if this developer would initially plant at least 2.0" caliper street trees along the Falcon Drive frontages. If the developer is willing, please make this change in the Plant List on the Landscape Plan.
